Tweaking Regulatory Gearing Limit for S-REITs

Yesterday, there was an article which I read that caught my attention immediately. The title itself was self-provoking as “tweaking” regulatory limits for S-REITs gearing probably warrants a deeper discussion on the topic itself. This news is not surprising and has been in consideration for many years, but it shows up and revolves around when S-REITs as an industry itself are struggling, especially the past 1-2 years at the back of high interest rates, sluggish demand, and lower property valuations all providing not one, two, but triple whammy to the REITs. To reiterate what constitutes the current rules for S-REITs (which were revised in 2020), S-REITs should not have aggregate leverage exceeding 45% of the total assets to equity. REITs may exceed this threshold up to a maxim

The proposed range would value the company at between $48b to $52b, which is higher than the failed $40 billion deal Softbank was trying to sell to Nvidia Corp last year because o

Aug 2023 – Portfolio Transactions & Update

I will do a quick update to the August portfolio transactions and report. This is a month that we finally see the market pullback after a strong rally over the last few weeks without any opportunity to add to our positions. Using this opportunity, I have also added some positions to take advantage of the situation. First, I added about 4,000 of Micro-Mechanics shares given the overall weakness in the tech sector following the pullback. This was also a nice chance to add on solid driven company into my CDP portfolio with a nice 6-7% yield. I also tripled my small position in PayPal following their pullback after earnings. I think with a few changes in their management as well as their recent news announcing the launch of their crypto coins, we might see something brewing in surp

Is Threads a Threat to Twitter?

$Meta Platforms, Inc.(META)$  ‌‌$Twitter(TWTR)$  ‌ Earlier this week, Mark Zuckerberg announced the initial version of Threads, an app built by Instagram for sharing and networking with text. Most people would be familiar with how Instagram works where billions of people around the world connect with photos and videos, so the vision with Threads is an expansion of the ecosystem to create a space to express your ideas with words. It has already occupied the number one spot in the charts for social media apps in store this week so you can quickly see how that escalates. Latest news is that Threads has passed 2 million sign-ups in the first two hours launch in App Store, and 30 million sign-up

Naspers and Prosus – Largest Shareholder of Tencent Holdings

$Tencent(00700)$  ‌ Tencent Holdings have been under a tremendous selling pressure over the last couple of months after its largest shareholder, Prosus NV announced mid-2022 that it was going to pare back a good amount of its holdings in the Chinese tech shares to fund its own company share buyback. Even though these trades have come in at relatively small blocks – between 3-5% of daily volumes, it still puts an intense strain on Tencent as the Chinese tech company is still recovering from the slower advertising demand and previous tech crackdown from the Chinese Communist Party. Luckily for Tencent shareholders, the company itself has been mitigating this impact by buying back some of the shares themselves in the round bout of buybacks

Sea Ltd: 1-PLY Toilet Paper Valuation for Q1 FY2023

$Sea Ltd(SE)$  ‌ Sea Ltd made a few sensational headlines recently with its drastic cost cutting measures which puts the company back into profitability from last quarter. We are not just talking about headcount hiring freeze or salary increment pause. We are also hearing news from inside that they were removing all benefits which were provided previously to staff such as pantry benefits and massage & game room. But what really stole the headline was its drastic move to change its toilet paper from a 2-ply to 1-ply and this is where management really meant business. You can read that article here if you are interested. In this article, we’ll look at its Q1 FY2023 performance and we compare it against last year during the same period,

Alphabet (Nasdaq: GOOGL) Share Breaks Out of Resistance

$Alphabet(GOOGL)$  ‌ The stock market is a voting machine in the short term but a weighing machine in the long term. Investors might recall just about in the past three-month, Alphabet was hit by a slew of bad news. These include Google AI Chatbot Bard flubbing its answer during the demo, followed by threats about Microsoft Bing potentially replacing Google Search as the number one engine in the years to come. As a result of these bad news, shares of Alphabet plunged to the $90s sometime in Feb and since then, it has continued to struggle against the other mega peers who have been picking up momentum. Apr 2023 – Portfolio Transactions & Update

As today is a public holiday due to labour day, I had an opportunity to quickly update the blog. As there are no changes to the positions in the portfolio from both buying and selling side, this will be a relatively short update. The market continued to trade in range for the month of April with no major big movement either to the upside or downside. Because of this, there was no real compelling reason to add to the position further at this juncture – although I had written a couple of options from both the call and put side, and all had expired safely by the end of the April month. For now, my strategy remained doing the same until I see some real compelling position to add further. Meanwhile, the similar likes of the Chinese and US tech continued to see range of weaknesses respe

Does Digital Core Reit Deserve to Trade at Double Yield?

$DigiCore Reit USD(DCRU.SI)$  ‌ The prospect for a Data Reit centre demand was so hot last year that when Digital Core REIT decided to list in SGX last year, there were many that jumped into the bandwagon – benchmarking its performance to the very resilient Keppel DC REIT which has been around longer. Myself included – I subscribed to the IPO and successfully received 2,600 shares which I have kept till today. Since it is a relatively small position, I have not looked at it with much detail but have been keeping a tab on its development since the share price plunged over the last year or so. The funny thing about this is a lot of the REIT structure, sponsor support and asset quality are pretty much the same, but the two tales of the R

For those who are not aware yet, TJI is run by the three co-founders on a full-time basis – Hazelle, Kathy, and Keith since 2020 and they’ve grown prominent in the past re

Mar 2023 – Portfolio Transactions & Update

Apologies for the lack of posting in the past couple of weeks as I’ve been swamped with work lately due to the unexpected internal audit coming in to audit the company. Together with financial year end audit, that means two audits going on at the same time, which is not a very nice one to have when you are battling on two fronts. The good news however is that this month we’ll be having our increment cycle as well as bonus pay-out, so more moolah to come over the next few weeks which will be nice to put in some allocation into the market. I’ve also been traveling in the past week during the school holiday and our family went to Seoul for about a week. It was a nice breakaway from the routine and the weather in Seoul was between 0 – 10 degrees throughout so it did still feel like winte

Sea Ltd – Turn Profit on All 3 Segments + Revised Valuation

$Sea Ltd(SE)$  ‌ Sea Ltd (NYSE: SE) announced Q4 FY22 and Full-Year results last evening which came in favourably on the eye of the beholder. I have written a few pieces of articles in the past relating to SEA, my last piece was back in May last year for its Q1 FY22 when sentiment was really poor at the time. For those who wanted to know my average price on SEA, I started initiating it at $100 in March last year, and then continued averaging down for a couple of times. My average price is currently at around $86, although if you include the options premiums earned over the past 10 months on SEA (at around $13.5k worth), my post average price is probably lower at around $77. Feb 2023 – Portfolio Transactions & Update

A quick update on the February portfolio as the day passes so swiftly in a relatively shorter month. As expected from the previous update, we are expecting a pullback from the Chinese and HK equity market after its relentless performance in the first month of the year. These pullbacks are healthy and will be nothing but another chapter of noise as it gets to a higher ground eventually. No thanks to the floating balloon case we had in the past few weeks, the media has finally got something to write again on the US-China tension. The US market, on the other hand, had a good run in the month of February. The stock market went on a good run after companies reporting stronger earnings until the past week when hot inflation CPI and PPI numbers once again derailed the stock market for now.

Elite Commercial REIT – Is 9% Yield Good Enough for Investor

$EliteComREIT GBP(MXNU.SI)$  ‌ Elite Commercial Reit (SGX: MXNU) debuted its IPO at £0.68 back in February 2020 right before Covid struck. If you had held this REIT from IPO right until now, you would probably just sit slightly underwater as it has given out £0.15 from dividends so far. Not too bad if you ask me given how many tough the environment is for REITs in the past three years. In fact, most REITs are probably under-performing in the past 3 years, so it has been a common theme for everyone out there. Elite Commercial REIT announced its full year results this morning. Comparing it to the previous year in 2021, revenue has increased from the result of higher rental escalation. However, costs of borrowing and other opex have

The Biggest Risk to Financial Independence Early Retirement

Financial Independence has been an agenda movement devoted to a systematic programming of financial prudence – which includes increasing income, extreme savings, and higher investment pots. The 1992 best-selling book Your Money or Your Life by Vicky Robin is thought provoking for many salaried workers because it challenges the behaviour norms of many people. The book also challenges us to evaluate every expense in terms of the number of working hours it took to pay it. In the recent couple of years, many millennials – including myself late “millennial” – have embraced pursuing the FIRE movement. In fact, I have always been a proponent of FIRE myself since I started working. The goal of the movement was to devise a plan to start work earlier, earn as much as you can and save a great d

Does Market Timing Works Better Than DCA?

$SPDR S&P 500 ETF Trust(SPY)$  ‌ One of the most favourite pastimes for economists, analysts and investors alike in the early part of the year is to make market prediction on where the stock market will be heading. Ipsos Global ran a similar survey and research report on the outlook of 2023, including where the economy and stock market is heading as well as market sentiments. If you’d like to view the full report, you can read them on your own in the link inserted above. Jan 2023 – Portfolio Transactions & Update

The first month of the New Year always brings excitement to investors and this year is no different. The stock market has been doing so well and going so smoothly this year so far that it seems like most of us have forgotten what a difficult year last year was. I was checking my brokerage account out of curiosity last night and to my surprise the time weighted (TWRR) return for month to date alone has amounted to over 30+% – although I doubt it is likely to continue at this rate for the rest of the months. With many of the economic indicators of the market pointing to a flatten and lower inflation, the market appears to be getting back to complacency, but I do think we have quite a bit of challenge to come. Because of this, I do expect a strong retracement pullback soon enough
