Sur reaffirmed a Buy rating on Nvidia stock and a price target of $220.Overall, Wall Street’s Moderate Buy consensus rating for NVDA stock is based on 23 Buys versus eight Holds. The company bought so much it&#39;s now one of its top-10 holdings.</p><p>As the world&#39;s largest semiconductor foundry, Taiwan Semiconductor manufactures integrated circuits based on designs provided by its clients, including the likes of <b>Advanced Micro Devices</b>, <b>Broadcom</b>, <b>Intel</b>, and <b>Nvidia</b>.</p><p>Yet the industry has been mired in problems born of the COVID-19 pandemic, and shortages have been rife throughout the supply chain. Taiwan Semiconductor had lost some 40% of its value before the company reported better-than-expected third quarter earnings.</p><p>Over the past month, and combined with Buffett&#39;s buy, the semiconductor stock has since climbed 27%, though its shares are still down 37% since the beginning of the year. With a market capitalization of over $350 billion, Taiwan Semiconductor needs to roughly triple from its current valuation to achieve trillion-dollar status. Is that feasible? Let&#39;s find out.</p><h2>An expanding global footprint</h2><p>As noted, Taiwan Semiconductor counts some of the largest chip companies as customers. Because so many are U.S.-based tech stocks, last year it began construction of a $12 billion 5-nanometer chip fabrication plant in northern Arizona that should become operational in the first quarter of 2024 (TSM has had a presence in the state for 40 years).</p><p>It&#39;s no coincidence that <b>Apple</b> recently announced that it will begin buying more of the chips it needs for its consumer electronics from a plant in Arizona that will become operational in 2024. Taiwan Semi already manufactures its A- and M-series processors, which are used in its iPhones and Mac computers.</p><p>In fact, demand from customers is reportedly so strong that Taiwan Semiconductor says it will begin constructing a second plant in Arizona. It&#39;s also building a foundry in Japan.</p><p>It already generates over half of all global foundry revenue and owns 84% of the sub-10 nanometer chip market.</p><h2>Out front and pulling away</h2><p>For as much as Buffett really disliked technology stocks early on, he has grown increasingly comfortable investing in the space -- Apple is his largest holding by far. It could be that he sees Taiwan Semiconductor in the same way: the dominant player in its field that few can touch, and that consumers absolutely rely upon.</p><p>That&#39;s apparent in Taiwan Semiconductor&#39;s third-quarter earnings report, which showed revenue jumped 36% to $20.2 billion while profits surged 80% to $8.8 billion. While much of the rest of the world was constrained by shortages, the semiconductor leader previously said it had not been impacted much by the sector&#39;s downturn because long-term demand was &#34;firmly in place.&#34;</p><p><img src=\"https://static.tigerbbs.com/9488830d0ed026bf3e64316da5857c31\" tg-width=\"700\" tg-height=\"393\" referrerpolicy=\"no-referrer\" width=\"100%\" height=\"auto\"/></p><p>Image source: Getty Images.</p><p>Trends such as the rollout of 5G networks, the advent and importance of data centers for housing company information, and the increased growth among consumer electronics and autos kept its factories humming along.</p><p>While it has struck a more cautious outlook today than it did after releasing its second-quarter report, trimming its expected capital expenditures for 2022 from $40 billion to $36 billion due to equipment delays, the long-term outlook for the chip stock remains bright.</p><h2>Trillion-dollar baby</h2><p>Taiwan Semiconductor&#39;s next closest competitor, <b>United Microelectronics</b>, is a distant second with just a 13% share of the market, and its next-gen N3 processor is generating such strong demand from the likes of Apple, AMD, and Intel that it is actually pressuring its engineering capacity.</p><p>The semiconductor industry is definitely a cyclical one, so Taiwan Semiconductor Manufacturing will certainly have ups and downs in the years to come. Taiwan Semiconductor had lost some 40% of its value before the company reported better-than-expected third quarter earnings.Over the past month, and combined with Buffett's buy, the semiconductor stock has since climbed 27%, though its shares are still down 37% since the beginning of the year. With a market capitalization of over $350 billion, Taiwan Semiconductor needs to roughly triple from its current valuation to achieve trillion-dollar status. Is that feasible? Let's find out.An expanding global footprintAs noted, Taiwan Semiconductor counts some of the largest chip companies as customers. Because so many are U.S.-based tech stocks, last year it began construction of a $12 billion 5-nanometer chip fabrication plant in northern Arizona that should become operational in the first quarter of 2024 (TSM has had a presence in the state for 40 years).It's no coincidence that Apple recently announced that it will begin buying more of the chips it needs for its consumer electronics from a plant in Arizona that will become operational in 2024. Taiwan Semi already manufactures its A- and M-series processors, which are used in its iPhones and Mac computers.In fact, demand from customers is reportedly so strong that Taiwan Semiconductor says it will begin constructing a second plant in Arizona. It's also building a foundry in Japan.It already generates over half of all global foundry revenue and owns 84% of the sub-10 nanometer chip market.Out front and pulling awayFor as much as Buffett really disliked technology stocks early on, he has grown increasingly comfortable investing in the space -- Apple is his largest holding by far. It could be that he sees Taiwan Semiconductor in the same way: the dominant player in its field that few can touch, and that consumers absolutely rely upon.That's apparent in Taiwan Semiconductor's third-quarter earnings report, which showed revenue jumped 36% to $20.2 billion while profits surged 80% to $8.8 billion. suitable for your portfolio.</p><p><b>Keppel Pacific Oak US REIT (SGX: CMOU)</b></p><p>Keppel Pacific Oak US REIT, or KORE, invests in commercial assets in key growth markets in the US.</p><p>Its portfolio comprises 15 freehold office buildings and business campuses across nine US states with a total asset value of US$1.45 billion as of 30 June 2022.</p><p>KORE’s share price has tumbled around 18% year to date and has hit a 52-week low of US$0.66.</p><p>The office REIT reported a steady set of earnings for its fiscal 2022’s first half (1H2022).</p><p>Gross revenue rose 8.4% year on year to US$74.1 million while net property income (NPI) increased by 5.9% year on year to US$43 million.</p><p>Distributio nper unit (DPU), however, fell by 4.4% year on year to US$0.0302, with part of the reason being that the manager’s base fee for the second quarter is being paid entirely in cash rather than in units of KORE.</p><p>The REIT maintains a high portfolio committed occupancy of 92%.</p><p>Its aggregate leverage stands at 37.2% with an all-in average cost of debt of 2.88%. 77.1% of the KORE’s total borrowings are on fixed rates.</p><p>However, if the borrowings are refinanced, the average cost of debt will rise to 3.15%.</p><p><b>Manulife US REIT (SGX: BTOU)</b></p><p>Manulife US REIT, or MUST, owns a portfolio of 12 freehold office properties in the US valued at around US$2.2 billion as of 31 December 2021.</p><p>The commercial REIT has seen its unit price tumble 20.9% year to date to a 52-week low of US$0.53.</p><p>1H2022 saw gross revenue rise 10.6% year on year to US$100.4 million while NPI inched up 2.8% year on year to US$57.6 million.</p><p>DPU dipped by 3.3% year on year to US$0.0261.</p><p>MUST reported 90% occupancy for its portfolio but physical occupancy only came in at around 28%.</p><p>The commercial REIT’s gearing is on the high side at 42.4% as of 30 June 2022 but more than 85% of its loans are on fixed rates.</p><p>Around 96% of MUST’s portfolio has rental escalations incorporated into its tenancy agreements that should see a 2.2% per annum uplift in rental income.</p><p><b>Yangzijiang Financial Holding Ltd (SGX: YF8)</b></p><p>Yangzijiang Financial, or YZJF, is an investment management company that invests in public and private companies, debt investments, and funds.</p><p>The group also provides wealth management services to clients and generates fee-based income through fund management activities.</p><p>Since it was spun off from parent <b>Yangzijiang Shipbuilding Holdings Ltd</b> (SGX: BS6) back in April, its share price has tumbled 43% to a 52-week low of S$0.35.</p><p>YZJF reported a 27.3% year on year fall in total income to S$173.8 million due to a fall in the fair values of financial assets that it holds.</p><p>Net profit tumbled by 30.6% year on year to S$136.4 million.</p><p>As of 30 June, close to 90% of YZJF’s investments are in China, with the remainder parked in Singapore.</p><p>The group’s medium-term target is to reduce its debt investment in China from the current 70% to just 30% while increasing its investment proportion in Singapore to around half of the portfolio.</p><p><b>Top Glove Corporation Berhad (SGX: BVA)</b></p><p>Top Glove is the world’s largest manufacturer of gloves with 49 factories capable of producing 100 billion pieces per annum as of 9 June 2022.</p><p>The group exports to more than 195 countries worldwide and employs 22,000 staff.</p><p>Top Glove’s share price has weakened by nearly 68% this year, falling from S$0.78 to a 52-week low of S$0.25.</p><p>For the first nine months of fiscal 2022 (9M2022) ended 31 May, Top Glove saw its revenue plummet 68.5% year on year to RM 4.5 billion as glove demand normalised with higher global vaccination rates.</p><p>Net profit plunged by 96% year on year to RM 288.6 million.</p><p>Average selling prices continued to decline but at a slower pace, and the poor results were due to the inability of the group to fully pass on higher costs.</p><p>In light of lower demand, Top Glove is deferred and reducing capital expenditure in the near term until the glove oversupply situation The numbers weren’t the only problem, though: Wall Street analysts seemed especially disappointed in comments by Alphabet Chief Financial Officer Ruth Porat about a potentially slower second quarter and slowing revenue growth at YouTube.</p><p>Many analyst questions were around YouTube’s slowing growth rate,  and whether or not the company was seeing more competition from TikTok. In the first quarter, YouTube revenue grew 14.39% to $6.9 billion, its slowest growth in the past five quarters. In the year-ago quarter, for example, YouTube revenue soared 48.7%.</p><p>Porat blamed Russia’s invasion of Ukraine; like many U.S. corporations, Alphabet suspended its business in Russia after it went to war with Ukraine. The loss of revenue from Russia was about a 1% hit on its overall revenue, executives disclosed.</p><p>“The war, that did have an outsized impact on YouTube ads relative to the rest of Google,” Porat said. “And that was both from suspending the vast majority of our commercial activities in Russia as well, as I noted earlier, the related reduction in spend primarily by brand advertisers in Europe.”</p><p>Analysts weren’t buying that explanation, sticking to questions about the rise of TikTok. One analyst said he has been hearing concerns about more competition from TikTok affecting YouTube’s mobile usage.</p><p>“We’ve seen significant investment in online video and there has been a ton of innovation, but there are 2 billion-plus logged-in viewers who visit YouTube every single month and more people are creating content on YouTube than we have ever seen before,” Alphabet Chief Executive Sundar Pichai rebutted.</p><p>In addition to YouTube, concerns about the general macroeconomic advertising environment and the outlook spooked some analysts. Porat said that in Google Services, the revenue growth rates in its advertising businesses benefited from lapping the COVID-related weakness in 2020.</p><p>“Obviously we will not have that tailwind for the rest of this year,” she said. “As discussed in prior calls, the largest impact from COVID on our results was in the second quarter of 2020, which means that in the second quarter of 2022, we will face a particularly difficult comp as we lap the recovery we had in the second quarter of 2021.”</p><p>Wall Street had been expecting Alphabet to weather the storm in the online-ads sector, where Apple Inc.’s privacy changes to iOS have had a big impact on Facebook parent Meta Platforms Inc. and other ad-based companies.  Comments about its Google ad and search business are likely indicators that other internet companies could report even more disappointing results in the coming weeks, starting with Facebook on Wednesday.</p><p>In after-hours trading Tuesday, shares of Alphabet fell 4% at one point, though a major increase to its stock buyback plan — to $70 billion, up from $50 billion last year — likely helped its shares stave off much more damage, ending the session down 2.7%. In the following sections, I will explain my reasoning for making this move.</p><p><b>You must take profits to make profits</b></p><p>I often quote my father, who was my mentor and an outstanding stockbroker. One of his mantras was &#34;You have to take profits to make profits.&#34; The meaning behind this is the fact it&#39;s all &#34;unrealized&#34; paper gains until you actually sell the security and transfer the proceeds into your checking account and/or into another investment. Further, he was very disciplined regarding when profits should be taken and why. Fortunately, I fell in love with my Tesla position and have held it way longer than my father ever would have, making it one of my most lucrative investments. Nevertheless, I endured several drawdowns over the years. Now, with Musk buying Twitter (TWTR) by pledging an additional $45 billion worth of Tesla shares, I have decided to take profits and sit this one out amongst other reasons. Let me explain.</p><p><b>Musk&#39;s highly leveraged Tesla position increases risk</b></p><p>Elon is buying a majority of Twitter by taking out a $49 billion margin loan against his Tesla shares. He already has pledged a substantial amount of Tesla shares previously, bringing his margin total to $89 billion. Further, Musk is the first lienholder on the Twitter position. He is on the hook for essentially the first $33 billion of Twitter, if by some chance they can&#39;t pay the bills.</p><p>Musk has already stated it&#39;s not about the money to him, so that doesn&#39;t necessarily give me a nice warm fuzzy feeling about the prospects. Further, if for some unforeseen reason Tesla shares fall and Musk gets a margin call, that would be a major debacle. It has happened before. Nearly 10 years ago to the day, Green Mountain Coffee Roasters demoted its founder and chairman, Robert Stiller, and its lead director, William Davis, after the high-flying coffee company&#39;s share-price plunged forced the men into emergency stock sales resulting from margin calls. In fact, many companies have banned the practice at this point. Now, this is definitely a &#34;backburner&#34; type issue as Musk is constantly receiving new shares and options, yet it is there in the back of my mind. Further, I really don&#39;t find the new Cybertruck appealing. I like Ford&#39;s F150 Lightning pickup, which leads me to my next point.</p><p><b>The competition has finally arrived</b></p><p>The Ford F150 Lightning is now officially in production. I have done my research on the truck and I love it. Ford CEO Jim Farley said on Monday:</p><blockquote><i>The company is not joking around by saying the electric F-150 lightning could be as big a product for the automaker as the Model T back in 1908.</i></blockquote><p>I would have to agree. Now, Tesla may very well deserve its elevated valuation based on its growth rate trajectory and the value of said future cash flows. Nonetheless, under the current Federal Reserve regime, the value of these future cash flows may be diminished greatly by inflation and increased interest rates. I am making a conscious effort to reduce my exposure to &#34;long-duration assets.&#34; Let me explain why Ford presents a better opportunity under current conditions.</p><p><b>Ford significantly undervalued</b></p><p>First of all, Ford is basically trading for a song at the present valuation. Not to mention the electrifying Ford Mustang Mach-E which definitely lives up to the hype.</p><p>Farley has captured the attention of all, rivaling the likes of P.T. Barnum in some ways, much like his famous cousin Chris Farley of Saturday Night Live, who I absolutely adored. Yet, don&#39;t get me wrong, he has the wherewithal and business acumen to back it up. His career in automobiles was inspired by his grandfather who began working for Ford in 1914. I have faith that Farley will be able to present the best case for the company on the upcoming earnings call. Let me explain.Musk's highly leveraged Tesla position increases riskElon is buying a majority of Twitter by taking out a $49 billion margin loan against his Tesla shares. He already has pledged a substantial amount of Tesla shares previously, bringing his margin total to $89 billion. Further, Musk is the first lienholder on the Twitter position. He is on the hook for essentially the first $33 billion of Twitter, if by some chance they can't pay the bills.Musk has already stated it's not about the money to him, so that doesn't necessarily give me a nice warm fuzzy feeling about the prospects. Further, if for some unforeseen reason Tesla shares fall and Musk gets a margin call, that would be a major debacle. It has happened before. Nearly 10 years ago to the day, Green Mountain Coffee Roasters demoted its founder and chairman, Robert Stiller, and its lead director, William Davis, after the high-flying coffee company's share-price plunged forced the men into emergency stock sales resulting from margin calls. In fact, many companies have banned the practice at this point. Now, this is definitely a \"backburner\" type issue as Musk is constantly receiving new shares and options, yet it is there in the back of my mind.
