JPMorgan has released a research report giving Link REIT (ASX: 00823) an "Overweight" rating with a target price of HK$43.
Securities and Futures Commission CEO Julia Leung revealed a goal to launch "REIT Connect" in the first half of next year, marking the first official specific timetable since it was proposed in 2024.
The bank believes that although regulatory uncertainty exists and the official launch may be delayed, at least there is now a clearer timetable.
JPMorgan noted that investor expectations for REIT Connect have faded due to the long wait, and believes the SFC's latest remarks may reignite market anticipation.
Under the current Southbound Stock Connect inclusion criteria, namely Hang Seng Composite Index constituents with an average market capitalization exceeding HK$5 billion, JPMorgan expects three Hong Kong-listed REITs to currently qualify, including Link REIT, Fortune REIT (ASX: 00778), and Champion REIT (ASX: 02778).
The bank believes that since Link REIT is the most liquid Hong Kong-listed REIT, it will be the primary beneficiary.
