Xu Jiayin's Nephew Xu Huojian's Guangzhou Luxury Villa Faces Court Auction: 317 Square Meters, Starting Bid 44 Million Yuan with 5 Bathrooms

A luxury villa located at No. 421 Linjiang Avenue, Tianhe District, Guangzhou, has recently been listed on Alibaba's court auction platform with a starting bid set at 44 million yuan.

The court auction announcement reveals that the property's owner is Xu Huojian. According to reports, Xu Huojian is the nephew of Xu Jiayin, Chairman of EVERGRANDE Group.

This property has been put up for auction by the Potou District People's Court in Zhanjiang City, marking its first auction. With a construction area of 317 square meters, the formal auction begins on February 25, while inquiries are accepted from January 16 through February 26.

The auction website announcement indicates the property is situated within the Qiaoxin Huiyue Terrace complex, carrying an appraisal value of 44 million yuan—identical to its starting bid—with each bidding increment set at 220,000 yuan.

Reportedly, this particular unit represents a rare layout within the complex, featuring five bathrooms and a multi-suite configuration, having been previously listed for sale in March 2025 at a total price of 68 million yuan.

The property is currently under court seizure and carries existing mortgages. The auction notice explicitly cautions that potential buyers must independently bear all costs and risks associated with inability or delays in transferring ownership, including secondary transfer procedures, with the auctioneer making no commitments regarding transfer processes and assuming no related expenses.

Qiaoxin Huiyue Terrace stands as a premium residential complex in Guangzhou, where secondary market prices surpassed 300,000 yuan per square meter in 2023. Based on the appraisal value, the auctioned property's unit price calculates to merely 138,000 yuan per square meter.

Tianyancha records show Xu Huojian currently serves as a director of Guangzhou EVERGRANDE Industrial Group Co., Ltd., whose legal representative is Ding Yumei, former spouse of Xu Jiayin.

Xu Huojian simultaneously holds shareholder status in Guangzhou Yaxu Decoration Design Co., Ltd. (hereinafter "Yaxu Decoration"), with 31 restrictions on high-consumption activities flagged against him.

Media reports indicate that following EVERGRANDE Group's debt crisis eruption in 2021, subsequent court restrictions were imposed on high-consumption activities for Chairman Xu Jiayin, with repercussions extending to his elder brother Xu Jiaqin and nephew Xu Huojian. In May 2022, Yaxu Decoration's actual controller Xu Jiaqin was labeled a dishonest被执行人 by Shijiazhuang Chang'an District People's Court for violating high-consumption restrictions.

Additionally, it's noteworthy that the Zhanjiang Potou District People's Court overseeing this property auction previously adjudicated a case involving Yaxu Decoration, where both Xu Jiaqin and Xu Huojian were named defendants. Xu Jiaqin was further classified as a dishonest被执行人 for "having fulfillment capability yet refusing to perform obligations determined by effective legal documents."
