At the end of October, Shanghai-listed commercial real estate REITs ushered in their first periodic report disclosure since listing. As the "first report card" since the issuance and listing of commercial real estate REITs, the inaugural batch of third-quarter reports showed overall solid performance, with core operating indicators delivering notable results: underlying asset occupancy rates generally remained above 95%, rent collection rates approached 100%, and annualized cash flow distribution rates were at a relatively high level overall. From office buildings to shopping centers to outlet malls, commercial real estate REITs, with their steady performance, are offering investors a new option to share in the operating results of high-quality commercial assets and obtain stable dividend returns.
First quarterly reports deliver solid results, with core indicators showing encouraging warmth
The first batch of four commercial real estate REITs were listed together on June 18, 2026, and the third-quarter reports represent the first full quarter of performance verification since their listing. Judging from the disclosed data, core indicators across all projects were solid, with some projects exceeding the expectations set out in their prospectuses.
China Universal Shanghai Real Estate Commercial REIT holds two office building assets, Dingbao Tower and Dingbo Tower, both located in the Huangpu District World Expo Urban Best Practices Area. The fund achieved revenue of 49.93 million yuan in the third quarter and distributable amount of 46.44 million yuan, with an annualized cash flow distribution rate of 7.47% calculated based on market value at quarter-end. While maintaining a near-100% high occupancy rate, the project's leases also feature long-term stability, with an area-weighted remaining lease term exceeding six years.
China Securities Jianxin Shounong Commercial REIT's underlying asset is Longde Plaza in the core commercial area of Tiantongyuan, Changping District, Beijing, which has been in stable operation for more than 18 years. During the reporting period, the fund achieved revenue of 61.82 million yuan and distributable amount of 42.91 million yuan, with an annualized cash flow distribution rate of 6.68%, higher than the 2026 forecast value of 6.22% disclosed in the prospectus; the period-end occupancy rate was 96%, above the valuation assumption of 95%; fixed rental income accounted for approximately 93%, indicating strong cash flow predictability.
The two outlet mall products maintained a period-end occupancy rate of 100%, and their distributable amounts converted for the corresponding period also exceeded prospectus forecasts. Among them, CICC Vipshop Commercial REIT holds two assets in Zhengzhou and Harbin, achieving revenue of 166.28 million yuan and distributable amount of 87.88 million yuan in the third quarter; the underlying asset of Guotai Haitong Sasseur Commercial REIT, Sasseur (Xi'an) Outlet Mall, also achieved a period-end rent collection rate of 100%; the fund generated revenue of 108.89 million yuan and distributable amount of 65.45 million yuan in the third quarter.
Refined operations enhance quality and efficiency, commercial vitality continues to be unleashed
The quality of the first quarterly reports is not limited to financial data alone; it is also reflected in the operational details of tenant recruitment and adjustment, seasonal marketing, and scene renewal. The reporter noted that the third quarter spanned consumption nodes including the summer holiday, Qixi Festival, and Mid-Autumn Festival, and each project's operating management institution applied precise strategies, with the consumption vitality of commercial assets continuing to be unleashed.
Outlet mall projects were particularly active. Sasseur (Xi'an) Outlet Mall recorded total sales of approximately 676 million yuan in the third quarter, up 4.1% year-on-year; foot traffic of approximately 3.56 million visits, up 7.7% year-on-year; and period-end membership of approximately 2.48 million, up 19.9% year-on-year. During the reporting period, a total of 68 brands were adjusted or renovated, and the newly opened high-value section "Super Outlet Cabin" in August has already brought in more than 30 brands; during the September anniversary celebration, member spending reached approximately 142 million yuan, effectively offsetting the diversion impact of newly opened commercial complexes in the region.
Zhengzhou Shanshan Outlet, under CICC Vipshop Commercial REIT, used its tenth anniversary as an opportunity to advance scene upgrades, with sales during the store anniversary period growing 32% year-on-year and foot traffic growing 21% year-on-year, setting a new historical high for the project; Harbin Shanshan Outlet newly created an "Outdoor Street," introducing multiple first-in-Northeast outlet stores, continuously reinforcing its positioning as an urban micro-vacation destination.
Shopping center and office building projects also showed many highlights. Longde Plaza under Shounong Commercial REIT renewed 30 brands and signed 13 new brands during the reporting period, with the three product lines of dining, retail, and children's offerings simultaneously converging toward family customers; the "Trendy Play Plan: Rhythm of Summer" was included in the Changping District nighttime economy series of activities; public area lighting and illumination projects were also implemented simultaneously, translating hardware renovations into perceivable operational improvements.
Shanghai Real Estate Commercial REIT proactively adjusted and optimized its tenant mix, with Dingbo Tower's weighted average remaining lease term extended from 7.35 years to 7.58 years; on the operational services side, activities such as "Two Hours of Happiness at Noon" enriched the building's office ecosystem, and the project deepened coordination with government departments and investment promotion platforms, continuously replenishing its customer reserve pool.
Cash dividends land swiftly, allocation options become more diverse
The mechanism requiring public REITs to distribute no less than 90% of distributable amounts has been swiftly honored among commercial real estate REITs. In September 2026, China Universal Shanghai Real Estate Commercial REIT completed its first income distribution since listing, paying out 40.24 million yuan, making it the first commercial real estate REIT to distribute dividends, with investors sharing in the cash flow returns of core assets just over two months after listing. In a low interest rate environment, stable cash flow combined with high-ratio dividend distribution further highlights the allocation value of commercial real estate REITs, with the annualized cash flow distribution rate of projects that have disclosed quarterly reports averaging 6.5% as of the end of the third quarter.
Institutional sources pointed out that as the REITs market develops, investors are increasingly inclined toward "pricing based on operational delivery," and underlying asset quality and active management capability will become core variables in value differentiation. The reporter learned that Shanghai-listed commercial real estate REITs are continuing to advance, with further listings expected. The fund contract of Hua'an Lujiazui Commercial REIT took effect on July 31, and since its establishment the fund has achieved revenue of 27.48 million yuan and distributable amount of 25.55 million yuan; its underlying asset, the Jingyao Qiantan project, is a metro-integrated complex, with the office portion achieving a period-end occupancy rate of 97% and the commercial retail portion achieving 98% at the end of the third quarter, an increase of 1 to 4 percentage points compared with the end of 2025.
More diversified asset types and participating entities will also provide investors with richer options for allocating high-quality commercial assets. As a key project for central state-owned enterprises and local state-owned enterprises participating in commercial real estate REITs, Huaxia Poly Commercial REIT's underlying assets cover mixed office and retail formats; Hua'an Jinjiang Commercial REIT includes 21 mid-to-high-end hotels under the "Jinjiang Metropolo" brand distributed across 18 cities nationwide as underlying assets, making it the first hotel commercial real estate REIT in the entire market.
As representative projects for foreign capital and private enterprises participating in commercial real estate REITs, Huaxia CapitaLand Commercial REIT's underlying assets cover the Shenzhen Raffles City complex and CapitaLand Plaza Fucheng shopping center, and it has completed offline inquiry and is scheduled for offering starting November 3; GF Xincheng Wuyue Commercial REIT's underlying assets are two Wuyue Plazas in Changzhou and Nantong, which received enthusiastic subscription from the market.
From the listing of the first batch of projects to the disclosure of the first quarterly reports, under the coordinated guidance of the China Securities Regulatory Commission, commercial real estate REITs are taking a key step from "steady start" to "operational delivery." As more high-quality commercial assets connect to the capital market, this innovative product is expected to play a greater role in revitalizing trillions of yuan in existing assets and serving the strategy of expanding domestic demand.
