Mainland Property Stocks Surge Pre-Noon as Multiple Cities Roll Out Supportive Policies; Analysts Say Sector Is Oversold

Mainland property developers listed in Hong Kong staged a sharp rally in late morning trading, with shares climbing across the board. SUNAC (01918) jumped 4.92% to HK$0.64, YUEXIU PROPERTY (00123) advanced 4.74% to HK$3.87, SEAZEN (01030) rose 3.79% to HK$1.505, and CHINA VANKE (02202) gained 3.7% to HK$2.52 as of press time.

On the news front, a wave of property-related policy announcements has emerged across multiple cities in recent days. Beijing, Shanghai, Chengdu, Xi'an and other major municipalities have all unveiled supportive measures, including adjustments to purchase restrictions, lower down payment ratios and increased housing provident fund loan ceilings.

Market analysts believe the timing of these policy releases is precise, serving to build momentum for the traditional peak selling season of "Golden September and Silver October" in the property market.

Brokerage firm Chasing Securities noted in a research report that while nationwide sales data continue to decline, high-quality developers with key positions in core cities are already witnessing sustained structural improvements. Their year-on-year sales figures remain in positive territory, suggesting the sector has overreacted to pessimistic expectations.

Guosen Securities echoed this view, stating that given the current discount levels on property stocks have fully, or even excessively, priced in future home price declines, the sector retains value upside with share prices positioned at a medium-term bottom.
