CITIC Bank: Real Estate Risks Largely Under Control, Full-Year Asset Quality Expected to Remain Stable

Deep News15:50

CITIC Bank held its Q3 2026 earnings briefing today, according to a financial news report dated November 3.

The head of the risk management department noted that since the beginning of the year, the non-performing loan ratio for CITIC Bank's real estate sector has risen compared to the start of the year. This was primarily due to the bank proactively downgrading the risk classification of certain projects in poor locations with weak business formats and no value for revitalization, based on their risk profiles. For these projects, the bank has already made full provisions and formulated scientific disposal plans. With arrangements made earlier in terms of timing, continuous acceleration of disposal speed, and expanded promotion scope, the current disposal progress is in line with expectations. The official expects that the full-year real estate asset quality will basically remain stable.

Regarding the overall risk assessment, the official stated that CITIC Bank's real estate financing presents three characteristics: First, the scale is not large, with loans accounting for less than 8%. Second, the structure is relatively sound, with new disbursements in first- and second-tier cities accounting for 95% during the first three quarters, and the outstanding balance share reaching 85.16%. Third, provisions are sufficient, with the provisioning ratio being 2.6 times that of corporate loans. Therefore, overall, real estate risks are largely under control.
