Hong Kong-listed Chinese property developers fall again; analysts say new policies may boost transaction volumes before price recovery

SUNAC (01918) dropped 5.79% to HK$0.57, MIDEA REAL EST (03990) fell 5.26% to HK$2.52, R&F PROPERTIES (02777) declined 2.4% to HK$0.203, and SEAZEN (01030) slipped 1.07% to HK$1.385 as of the latest trading session.

Beijing recently released significant property market policy adjustments. Analysts at China Post Securities noted that the new policies are expected to notably boost transaction activity in core first-tier cities around the "Golden September and Silver October" period, prioritizing support for first-time homebuyers and the upgrade chain. The impact will first be reflected in improved transaction volumes and liquidity, while price recovery will require further observation of fundamentals and policy continuity.

A separate analysis from Caixin Securities indicated that although national sales data continues to decline, quality developers with a strategic focus on core cities have shown ongoing structural improvement, with their year-on-year sales growth remaining positive. The sector has already overreacted to pessimistic expectations, suggesting a short-term contrarian position may be viable. Investors are advised to focus on quality developers with deep exposure to first-tier and core second-tier cities, as well as leading real estate brokerage firms benefiting from the revival of the secondary housing market.
