US New Home Sales Hit Yearly Peak in August as Price Cuts Drive Demand, Median Price Sees Largest Drop in Over a Year

Driven by price reductions and buyer incentives, new US home sales surged at the fastest pace this year in August, signaling that such measures are helping to ease affordability pressures for buyers.

Government data released on Thursday showed that sales of new single-family homes rose 6.4% month-over-month in August to a seasonally adjusted annual rate of 684,000. This far exceeded the median estimate of 616,000 from economists.

Meanwhile, the median sales price fell 5.8% year-over-year to $393,700, marking the largest annual decline since July 2025.

Although the August sales rebound reflects builders' ongoing efforts to stimulate demand through concessions, the recovery may be temporary. Since then, mortgage rates have climbed above 7%, reaching their highest level in more than two years; at the same time, current home prices remain about 20% above pre-pandemic levels.

Homebuilders have relied heavily on sales incentives, including offering free upgrades, mortgage rate discounts, and increasingly, direct price cuts. Nevertheless, the industry continues to face mounting challenges.

Industry giant Lennar Corp. noted that competition with existing-home sellers is intensifying. Particularly in large markets like Florida and Texas, price reductions by existing-home owners are becoming more common.

Lennar CEO Stuart Miller said on an analyst call last week: "When existing-home sellers cut prices, they are directly competing with us for customers. Our response to this is one of the key reasons behind the current dynamics of incentives and pricing."
