Hong Kong-listed Mainland Property Stocks Slide as Mortgage Subsidy Hopes Fade, Vanke Falls Over 5%

On September 25, Hong Kong-listed mainland property stocks declined, with China Vanke Co.,Ltd. (02202), Country Garden (02007), and SHIMAO GROUP (00813) each dropping more than 5%.

SINO-OCEAN GP (03377) fell 5%, while SUNAC (01918) and CHINA JINMAO (00817) each declined over 4%.

On the news front, expectations for a previously rumored mortgage interest subsidy policy have cooled, with multiple institutions suggesting the likelihood of a nationwide subsidy being implemented is low.

One analyst explicitly pointed out that "at the national level, extending the loan term is essentially equivalent to the interest savings from an interest subsidy or rate cut."

JPMorgan also stated that even if the policy is implemented, its actual effect would be highly dependent on scale and execution details, and cap limits could significantly compress the substantive stimulus intensity.
