On September 11, the 2025 Global Headquarters Economy Conference and China Building Economy Beijing Forum was held in Beijing, hosted by the World Trade Point Federation and China Association for the Promotion of Industrial Development, and co-organized by the Building Economy and Headquarters Economy Branch of China Association for the Promotion of Industrial Development and Cluster Think Tank. The conference invited renowned headquarters enterprises and asset management institutions to focus on opportunities and challenges in the development of headquarters economy and building economy from a global perspective, exploring paths and models for "breakthrough and evolution," and building an industry community of "city-headquarters-building" while establishing a high-end dialogue and cooperation platform for headquarters economy and building economy. Grandjoy Holdings Group Northern Region made a live presentation during the forum's roadshow promotion session.
The following is the transcript of the presentation:
First, let me briefly introduce our background. Grandjoy Holdings Group Northern Region is affiliated with COFCO Group, which is a time-honored state-owned enterprise that shares the same age as New China. Throughout its development, it has consistently maintained a "one body, two wings" working framework, continuously empowering the development of new quality productive forces.
With the support of the group and holding company leadership, Grandjoy Holdings Group Northern Region currently operates deeply in key cities including Beijing-Tianjin-Hebei region and Shenyang. We currently manage a total industrial space area of 1.05 million square meters, including 6 office building projects and 5 industrial park projects.
During our development process, we have continuously summarized our advantages and resources that can empower enterprises. In summary, we can provide a resource matrix including seven major resources such as finance, government, research, branding, and others to resident enterprises by leveraging group resources. Additionally, relying on our mature 3C operational service system, we can further improve operational service efficiency, enhance the satisfaction of resident enterprises, and boost enterprise attractiveness.
The following is the specific layout of our Northern Region office building projects. Among the 6 office building projects, 5 are located in Beijing's core areas, and one is located on Huanghe North Street in Huanggu District, Shenyang.
First, let me introduce our COFCO Plaza project. COFCO Plaza is a very familiar project to everyone. Since its market entry, it has become a very iconic building on Chang'an Street with its unique geographical location and highly recognizable design style. Currently, Fortune 500 companies occupy over 60% of the leasing area in COFCO Plaza. The plaza has a total building scale of 120,000 square meters, with office space covering 76,000 square meters. We currently focus on recommending large area spaces ranging from 2,500 to 4,000 square meters, though there are still many choices for main unit types of 200-500 square meters in COFCO Plaza.
Next is the Xidan Joy Center project. Xidan Joy Center is located on the West Second Ring Road, in the core area of Beijing's famous Xidan commercial district. Relying on Xidan Joy City, it is a comprehensive project integrating commercial, office, and hotel facilities. Therefore, Xidan Joy City has very complete supporting facilities, forming a 24-hour Joy City ecosystem that allows resident enterprises to achieve seamless integration between life and work. Currently, resident enterprises are mainly financial, information, and technology companies. We focus on recommending spaces ranging from 200 to 1,500 square meters.
Next is the Jiu'an Plaza project. Jiu'an Plaza is located outside Andingmen on Beijing's North Second Ring Road, adjacent to multiple subway lines, providing quick access to core areas of commercial districts like Xizhimen and Yansha. The original name of Jiu'an Plaza was COFCO Land Plaza, but after being fully acquired by China Post Insurance, it was renamed Jiu'an Plaza. However, the entire project's operation and management is still handled by the Grandjoy Holdings Group team. The entire project has excellent quality, relying on leading environmental protection and green design concepts. Whether from appearance to internal facilities, the project can provide very efficient and comfortable spaces for resident enterprises. For example, the project's exterior uses double-layer breathing glass curtain walls, combining stone and glass materials, providing VAV + fresh air systems, equipped with PM2.5 prevention systems. For parking, we provide three-dimensional warehousing parking systems. With excellent building quality, Jiu'an Plaza has won multiple honors, including LEED Platinum certification and Platinum Five-Star Business Building certification. The entire project has a building area of 81,000 square meters, with over 65% of resident enterprises being financial companies.
Currently promoted unit types range from 300 to 4,000 square meters. The following is our Beijing Twin Towers project. Beijing Twin Towers is located in the core area of Beijing's CBD, at the gateway position of East Chang'an Street. Beijing Twin Towers also inherits Grandjoy Holdings Group's industrial genes in urban renewal, emphasizing both hardware and services. In addition to making large-scale breakthroughs in space transformation, it has also undergone complete renewal and upgrades in operational management and commercial formats. After renovation, Beijing Twin Towers has truly become a 3D three-dimensional urban courtyard, creating a diverse, vibrant social symbiotic space. The project has therefore won multiple awards, including LEED-EB Platinum certification, VAV2 Platinum dual certification, and the Outstanding Project Award at the Third Urban Renewal Project Awards. Among these, LEED-EB Platinum certification is the highest honor in the international green evaluation system, known as the Oscar of green evaluation systems.
The entire project has a building area of 150,000 square meters. Currently, foreign enterprises account for 60% of residents, with Fortune 500 companies accounting for 50%. We particularly recommend a 5,300-square-meter super-large full-floor space on the third floor, which can be split and combined as needed or rented as an entire floor.
The following is the China Sugar Building project. China Sugar Building is located in Xicheng District, fully leveraging the historical opportunities of regional upgrades. Currently, the project has become a rare financial technology standalone landmark office building project in the Beijing market.
This is our Shenyang COFCO Plaza project. Shenyang COFCO Plaza is located on Huanghe North Street in Huanggu District, Shenyang, at the northern end of Shenyang's Golden Corridor, adjacent to Beiling Park. It is currently the only office building project in Shenyang that can overlook the entire panoramic view of Beiling Park. The project's surroundings are regional governmental areas. Within a one-kilometer radius, it can cover 11 public institutions, and within a three-kilometer radius, it can reach the Liaoning Provincial People's Government. Therefore, the project has attracted many leading enterprises, state-owned enterprises, and central enterprises. The project has a building area of 25,000 square meters. Currently resident enterprises include China Grain Reserves, Ansteel Group, C&D Group, Mengniu, China Aerospace, and others. We recommend main unit types ranging from 170 to 250 square meters.
The above are our office building projects.
Next, I would like to focus on introducing our industrial park projects. Different from the vertical ecology of commercial buildings, industrial buildings, as carriers of industrial development, require more in-depth research and judgment on industrial development, as well as more outward resource integration capabilities and ecosystem construction capabilities from industrial operators. Grandjoy Holdings Group Northern Region currently operates five industrial parks, mainly concentrated in Beijing and Tianjin, focusing on cutting-edge fields such as life and health, technological innovation, big health, and biomedicine.
First, I would like to recommend the COFCO Health Science and Technology Park project. COFCO Health Science and Technology Park is located in Liulihe Town, Fangshan District, Beijing, which is the southern gateway of the capital and a core radiation area between Beijing and Xiong'an, as well as a hub position on the Beijing-Baoding-Shijiazhuang development axis. The entire project covers 180 acres and is positioned as a big health industrial park, serving as the first model park for COFCO Group's big health industrial strategy. Resident enterprises can enjoy supportive industrial policies from Fangshan District, Beijing municipal level, and Zhongguancun. The park has very complete supporting facilities, including talent apartments, health cafeterias, shuttle buses, gyms, etc. In terms of space, it can provide standalone buildings ranging from 1,500 to 10,000 square meters, and flat-floor products ranging from 300 to 2,000 square meters. Whether for office or production and R&D, enterprises can get good space matching.
The following is our Haidian Ezikoo Smart Valley project. Smart Valley project is located in Yongfeng Industrial Base, the northern innovation area of Zhongguancun Science City in Haidian District. Yongfeng Industrial Base is actually the largest and most professional industrial base in the northern area. Our project is adjacent to Haidian Joy City. It takes 10 minutes to reach Changping Life Science Park to the north, 15 minutes to reach Shangdi Software Park to the south, and 10 minutes to reach Cuihu Environmental Protection Park to the west. It is actually in the central position of several major industrial bases, with very good advantages in industrial collaboration. Additionally, it is adjacent to the Forbidden City North Campus to the north, which is an irreplaceable area where culture and technology converge under the strong hard technology atmosphere of the northern district. Relying on the industrial advantages of the northern area of Science City, currently the Smart Valley project's resident enterprises are mainly in the aerospace industry, artificial intelligence, and internet industries. Leveraging the building's usage advantages, Building C4 has been specially created as an interactive building focusing on big health. We primarily recommend areas including single-floor 1,800 square meters, two-floor 3,600 square meters, and decorated office spaces ranging from 100 to 500 square meters.
Next is the Zhongguancun Daxing Cell and Gene Therapy Industrial Park. This park is located in the Daxing Biomedicine Base of Zhongguancun National Independent Innovation Demonstration Zone, covering 115 acres and focusing on three major fields: cells, genes, and vaccines. Currently, resident enterprises can enjoy supportive policies from national level, Beijing municipal level, and Zhongguancun's 1+5 funding system support. This park officially opened in September 2024 and was officially unveiled as a Beijing municipal-level characteristic park in January 2025, making it currently Beijing's first characteristic park for cell and gene therapy. In terms of hardware space carriers and facilities, the park can provide industrial steam supply to upper floors, dual power supply, floor heights ranging from 4.5 to 7.2 meters, and load-bearing capacity from 500 to 1,500 kg per square meter of industrial space configuration. In terms of soft facilities, the park is equipped with shared exhibition halls, shared auditoriums, conference halls, and one-stop enterprise service centers. In terms of living facilities, health cafeterias, talent apartments, gyms, coffee shops, etc., are all complete.
The following shows the layout of multiple excellent projects in the park. Currently resident projects include those of Nobel Prize winners and eight academicians, with over 27 Class I innovative drugs under research and over 30 world-class PI projects. This time, we primarily recommend industrial spaces ranging from 2,000 to 10,000 square meters.
The following is the Tianjin Kaiwu Garden project in Tiankaiian South Park. Tianjin's Kaiwu Garden is located in Tianjin's Haihe Education Park, north of Nankai University. It is an innovative comprehensive project integrating scientific research incubation, high-end hotels, multi-functional centers, talent apartments, and commercial facilities. The project's total construction scale is 165,000 square meters, providing rich entrepreneurial and innovative scenarios for resident university teachers, students, and enterprises.
