Tianjin's Dongli District to Welcome New Commercial Landmark as Jinyu Jiapin Mall Nears Opening

As a key commercial project developed by Beijing Jinyu Group in Tianjin, the interior renovation of Tianjin Jinyu Jiapin Mall is now largely complete, with tenant fit-out work currently underway. Once officially opened, the mall will become a 150,000-square-meter one-stop specialty commercial complex.

The project is located on the east side of the intersection of Jinzhonghe Street and Huijie Road in Dongli District, adjacent to Jinzhongjie Station and Dabizhuang Station on Metro Line 6. The development comprises a shopping center and an open park, with the shopping center featuring four above-ground floors and two underground floors, along with more than 1,000 parking spaces. The area is well-served by rail transit networks and reaches a catchment population of over one million.

Positioned as a "new vibrant interface for Tianjin," the project focuses on families, office professionals, and young consumers, creating three major consumption scenarios: shopping, dining, and lifestyle experiences. It plans seven distinctive spaces, including the largest naked-eye 3D screen in northern Tianjin and a 2,400-square-meter rooftop playground, while also building four friendly service systems covering green oxygen, family-friendly, pet-friendly, and cycling-friendly offerings, equipped with amenities such as a pet park and cycling stations.

The project has already signed agreements with a number of well-known brands, including Hema Fresh, Dumaba, UME Cinemas, Haorui Fitness, Lujiao Membership Store, and Sisyphe Books. The leasing contract rate exceeds 92%, bringing together 13 Tianjin first stores, 73 Dongli first stores, and 49 brand image stores.

The project will fill the gap in concentrated commercial offerings in northern Dongli, integrating consumption, leisure, and social functions to achieve a seamless blend of shopping and touring. Once completed, it will create a new vibrant social destination for the city, meet the diverse consumption needs of surrounding residents, and help upgrade the quality of regional consumption.
