Yuexiu Property's Subsidiary Plans 2.1 Billion Yuan Corporate Bond Issuance

Yuexiu Property (00123) has announced that its 95%-owned indirect China subsidiary, Guangzhou City Construction and Development Co., Ltd. (the issuer), will proceed with the fourth tranche of its 2026 corporate bonds, with an issuance size capped at RMB 2.1 billion.

The 2026 fourth tranche bonds will be divided into two classes: (i) five-year fixed-rate bonds (Class One) where the issuer may adjust the coupon rate at the end of the third year. Additionally, at that point, the issuer holds the right to redeem all outstanding Class One bonds, and holders may sell back all or part of their Class One bonds to the issuer; and (ii) seven-year fixed-rate bonds (Class Two) with a similar adjustment option exercisable at the end of the fifth year, alongside redemption and put-back rights for both parties at that time.

The issuance includes an inter-class allocation option without ratio limits. The issuer and lead underwriters will jointly decide whether to exercise this option based on subscription demand, within the overall issuance cap. The issuer and the 2026 fourth tranche bonds have each received an "AAA" credit rating from China Chengxin International Credit Rating Co., Ltd. The final coupon rates for both tranches will be determined after book-building. Net proceeds, after deducting issuance expenses, will be used to repay maturing corporate bonds and to fund bond redemptions arising from the exercise of rights.
