Alphabet, the parent company of Google, is undertaking the renovation of a building constructed in the 1980s, bringing renewed vitality to a once-dormant area of downtown Chicago. The structure was originally planned to house a large number of state government employees.
The LaSalle corridor, once the heart of Chicago's financial district and a filming location for movies such as *The Dark Knight* and *The Untouchables*, is now attracting startups and various small businesses. This transformation stems from the redevelopment project of the James R. Thompson Center, where Alphabet plans to move its offices in phases starting next year.
The phenomenon of a tech giant's arrival spurring surrounding real estate investment is known as the "Google effect." Driven by this effect, areas of downtown Chicago that were severely impacted by the pandemic are showing signs of recovery. Since Alphabet announced the redevelopment project in 2022, office leasing volume in the LaSalle corridor has increased by 14%, while overall leasing volume in the broader downtown Loop area has declined by 13%.
According to data from real estate services firm CBRE, office leasing within a half-mile radius of the Thompson Center has surged by 23%.
Jeffrey Cheng, a company executive, stated that the regional impact driven by Alphabet is just beginning. His firm relocated from New Jersey to Chicago last year, choosing a location adjacent to the Thompson Center. He believes the commercial atmosphere in this area will continue to intensify, benefiting both his company's employees and business growth.
Just three blocks away from the Alphabet building, JPMorgan Chase is also conducting a comprehensive renovation of its office tower. The bank, which requires employees to work on-site five days a week, is undertaking a full-scale transformation of the historic office building, refurbishing all floors, and adding a new lobby, fitness center, and food-court-style dining area.
The head of JPMorgan Chase's commercial banking division for the Midwest and Canada noted that the building currently houses 7,000 employees, with the overall renovation expected to be completed by mid-2027. The combined effects of the Alphabet and JPMorgan Chase projects are set to significantly boost the area's development momentum.
Alphabet has stated that it plans to subsequently acquire the Thompson Center building from the developer, demonstrating a long-term commitment to the area with an investment scale comparable to that of JPMorgan Chase.
