With the central interest rate trending downward at a gradual pace, commercial real estate REITs combine dividend distribution attributes with inflation-resistant characteristics, drawing attention from investors. As an emerging asset class, they are progressively entering the allocation scope of prudent capital.
On November 4, the Shanghai Stock Exchange issued the "GF Xincheng Wuyue Closed-End Commercial Real Estate Securities Investment Fund Fund Contract Effectiveness Announcement," which showed that the fund (abbreviated as "GF Xincheng Wuyue Commercial REIT"; code: 508610) had its fund contract officially take effect on November 3. The fund completed its offering between October 22 and October 27, raising approximately 1.553 billion yuan in net subscriptions during the offering period. Among this, public investors subscribed approximately 4.198 billion yuan, with an allotment ratio of 3.334928% and a subscription multiple of roughly 30 times (29.98 times), reflecting current market capital allocation demand for commercial real estate REIT products.
According to the fund offering announcement, GF Xincheng Wuyue Commercial REIT uses two core-location shopping centers — Changzhou Tianning Wuyue Plaza and Nantong Qidong Wuyue Plaza — as underlying assets, with leading enterprise Wuyue Shunrui (Shanghai) Commercial Management Co., Ltd. serving as the operational coordinating institution. The projected annualized cash distribution rates for the project are 5.61% for April-December 2026 (annualized) and 5.73% for 2027, combining quality underlying assets, competitive distribution levels, a mature operating system from a top-tier operator, and a clear expansion pathway.
The successful fundraising of this fund marks another important practice by GF Fund in the commercial real estate REIT sector. GF Fund has been building its REIT team since 2021, with core members from diverse backgrounds, and several key personnel possessing over 10 years of real estate investment and operations experience, having led the issuance of multiple public REITs. The company's first public REIT product — GF Chengdu Gaotou Industrial Park REIT — was established on December 6, 2024; following the launch of GF Xincheng Wuyue Commercial REIT, the company also has GF New World Commercial REIT and GF Haizhu Chengfa Commercial REIT under review and advancement.
In terms of business layout, GF Fund's REIT clients cover industrial capital, insurance, trusts, and others, with a project pipeline spanning seven major sectors including energy, hospitality, and environmental protection. Based on the four pillars of "professional team + resource reserves + operational capability + investment layout," the company has built a full-chain, investment-financing synergistic comprehensive service capability.
GF Fund stated that it will continue to rely on its professional team and comprehensive service capabilities to help expand public REIT market assets and promote regular issuance, serving the high-quality development of the real economy with professional expertise.
