According to a report citing two individuals with direct knowledge of the matter, OpenAI is in negotiations to lease a planned 10-gigawatt data center campus in Ohio, a deal that may involve financial backing from NVIDIA.

The report states that, based on current costs for chips, labor, electricity, and other inputs, constructing the campus could require at least $500 billion.

It is further reported that OpenAI would control the facility's equipment under a 20-year lease agreement, with rent payments commencing after operations begin; the first phase is anticipated to launch in 2028.

This facility would be among the largest of its kind and is to be developed by SB Energy, a subsidiary of Softbank Group Corp, on land owned by the U.S. Department of Energy in southern Ohio.

According to the report, NVIDIA is expected to supply hardware for the facility and provide financial guarantees for OpenAI's lease agreement and SB Energy's financing.
