Manulife US REIT renews US Treasury lease at Washington office asset

Manulife US Real Estate Investment Trust said on Nov, 19 2025 that the US Treasury, its fifth-largest tenant, has signed a 24-month lease renewal for about 120,000 sq ft at the 1750 Pennsylvania Avenue office building in Washington, D.C.

The new term begins in Aug, 2025, maintains existing rental rates and does not include tenant improvement allowances. The agreement lengthens the property’s weighted average lease expiry from 1.4 years to 2.3 years.

The US Treasury has occupied the building since 2011 and accounted for 5.3% of the trust’s gross rental income as at Sep, 30 2025. Under the renewal, the tenant holds an option to terminate after 12 months.

Manulife US REIT’s manager said the extension secures cash-flow visibility while it continues to pursue additional “strategic and accretive” leases across the portfolio.
