Mapletree Logistics Trust Management Ltd., the manager of Mapletree Logistics Trust, has released responses to unitholders’ questions in advance of the trust’s 17th Annual General Meeting scheduled for Jul, 20 2026 in Singapore.
Hong Kong SAR and Mainland China currently account for about 41% of the trust’s assets under management and roughly 32% of both gross revenue and net property income. Management acknowledged that these markets deliver lower net property income-to-AUM ratios than other regions but said the contribution to distributable income also depends on financing costs, taxation and capital structure.
Of an identified 1 billion Singapore dollars divestment pipeline announced for FY24/25, approximately half involves assets in Hong Kong SAR and China. To date, around 300 million Singapore dollars of divestments have been completed. The manager cited subdued investment activity and wide bid-ask spreads in Greater China as reasons for the slower pace of sales, adding that it would not accept “materially discounted prices” merely to accelerate exits.
The trust is exploring the potential sale of selected China assets to a renminbi-denominated fund being developed by its sponsor. Management expects overall exposure to Greater China to moderate over time through a mix of selective divestments and portfolio expansion in other markets.
The manager reiterated its commitment to maintaining a “resilient and future-ready portfolio” and said proceeds from asset sales would be redeployed into higher-return opportunities or used to reduce gearing.
