Songjiang's First Large-Scale TOD Commercial Complex Set to Open This Year!

On January 8th, the Sijing Investment Garden City in Songjiang District held a results presentation for its tenant recruitment. It was revealed that the project is expected to open in the fourth quarter of this year, with a current leasing rate of 55% and over 50 brands having signed agreements to move in. Among these, stores making their debut in the Songjiang area account for over 35% of the total. The placement rate for core anchor tenants has reached 100%, and the brand intention-to-lease rate is close to 70%. As Songjiang's first large-scale Transit-Oriented Development (TOD) commercial complex, Sijing Investment Garden City is located next to Sijing Station on Shanghai Metro Line 9. It is one of the commercial projects developed by China Merchants Shekou in the southwestern part of Shanghai. Upon opening, it will provide surrounding residents with services including shopping, dining, entertainment, family-oriented activities, and sports. Looking at the announced tenant brands, the lineup of anchor stores is largely confirmed. The confirmed brands exhibit three distinct characteristics: a high proportion of debut/flagship stores; diversified business formats, combining elements like "retail + experience," "dining + socializing," and "family + education"; and a focus on digital operations, with most brands offering integrated online-to-offline services. In terms of daily living amenities, the largest Hema Fresh supermarket in the region has confirmed its presence. For the entertainment sector, StarX Cinema—featuring Songjiang's first giant StarX screen—and a flagship Star Party KTV will be established. Sports and family-oriented offerings include Java Pounds Fitness, Growth Space Station children's sports center, Galaxy Tribe arcade, and BOUNCE Dance Studio, all of which are making their first appearance in Songjiang. The dining scene will be enriched by brands such as Drunk Lu·New Shanghai Cuisine, Yunshan Ji, Xiaoyan Yin Teppanyaki, Dongsheng Charcoal Grill Buffet, Jiao Ai Sichuan Boiled Fish, Niaoxun Yakitori Izakaya, and Steak Village, most of which are new to the area. The composite dining brand "Rippling Firepond" is designed to cater to diverse needs, offering coffee by day, drinks by night, and spaces suitable for family gatherings. "The project is positioned as Songjiang's TOD trendsetting lifestyle hub, with its format planning heavily focused on solidifying a 'lifestyle foundation'," stated Zhang Yage, Assistant General Manager of the project at China Merchants Shekou and General Manager of China Merchants Commercial Management. The area within a 5-kilometer radius of the project is home to approximately 500,000 people, with young families (aged 25-44) comprising over 60% of the demographic. Consequently, tenant recruitment has prioritized catering to the "one-stop" consumption needs of families and the social entertainment demands of younger groups. Regarding operations, China Merchants Shekou will provide comprehensive support to tenant brands throughout the entire lifecycle, from leasing to ongoing management, including content planning and membership system development. Project General Manager Lu Xi explained that the main structural topping-out of the project will be completed this month. According to the move-in schedule, some anchor tenants will begin moving in from after the Lunar New Year up to six months before the grand opening. Large-scale restaurants, essential services, and retail brands are scheduled to move in during the four months leading up to the opening, while other retail brands will follow in the final two months. Pre-opening promotional activities and member recruitment campaigns are set to commence gradually in the three months prior to opening.
