Yuexiu Property Secures Tianhe District Residential Site for RMB2.48 Billion

Bulletin Express09-04

On 4 September 2026, Yuexiu Property, through its 95.48 %-owned subsidiary Guangzhou Tianying Real Estate Development, won an open tender for two residential land parcels (Nos. AT1003083 and AT1003084) east of Daguan Road in Guangzhou’s Tianhe District. The purchase price totalled RMB2.48 billion.

The site spans approximately 82,044 sq.m. with a planned gross floor area of about 110,000 sq.m., including 67,805 sq.m. subject to plot ratio calculations. The project will be developed into residential units for sale.

Planning requirements mandate Yuexiu Property to build 1,570 sq.m. of ancillary public facilities, 29,151 sq.m. of surrounding urban roads and 20,604 sq.m. of green space, all of which will be transferred to local authorities at no cost upon completion.

Located within the Olympic Sports Centre cluster—roughly 14 km from Zhujiang New Town and a 500-metre walk from a metro station—the low-density site borders the group’s existing project, enabling integrated road networks and shared mountain-lake landscape resources. The area is adjacent to Guangzhou’s three core business districts, providing access to schools, shopping malls, hospitals and other amenities.

The Board stated that the acquisition will expand Yuexiu Property’s land bank and reinforce its strategic foothold in Guangzhou.
