Publicly listed company Medalist Diversified REIT, Inc., headquartered in Richmond, announced on Monday the launch of its Delaware Statutory Trust sponsorship platform, operated by its wholly-owned subsidiary MDRR Sponsor TRS.
This platform offers eligible 1031 exchange investors and their advisors a publicly traded vehicle featuring SEC reporting transparency, independent board governance, and third-party due diligence.
The inaugural offering on this DST platform, MDRR XXV DST 1, is currently available exclusively to accredited investors through registered broker-dealers and registered investment advisers.
The project is structured around a single-tenant, net-leased sales, service, and delivery facility located in Pensacola, Florida, with Tesla, Inc. as the tenant.
The facility spans 45,461 square feet and serves as Tesla's sales, service, and delivery center for Northwest Florida and Southern Alabama, equipped with over 20 service bays, 8 Supercharger stations, and more than 150 parking spaces.
The project financing carries a loan-to-value ratio of approximately 47%.
Medalist's Chief Financial Officer Brent Winn stated that the company is building a publicly traded sponsorship platform where investors and partners can clearly understand the sponsor's financial position through public SEC filings.
DST Investment Managing Director Peter Elwell noted that the company focuses on institutional-grade tenants, long-term leases, and a conservative leverage strategy, a principle exemplified by the 47% loan-to-value ratio for MDRR XXV DST 1.
The sponsorship platform will continue to develop its broker-dealer and registered investment adviser distribution network, primarily focusing on single-tenant and multi-tenant commercial real estate in the Southeast, Mountain States, and California.
