Yunji Technology (02670) signed a strategic cooperation agreement with Boyu, Vanke's long-term rental apartment brand, at the CASA Jiashe brand launch event on October 29, becoming Vanke's "preferred strategic partner" for smart long-term rental apartments. The two parties will jointly establish the "Boyu x Yunji Spatial Intelligence Joint Laboratory" to conduct research on human-machine collaboration models in apartment scenarios, with results shared by both sides.
Starting from the apartment scenario, the two parties will replicate Yunji's proven robot service capabilities from enclosed environments such as hotels into the centralized long-term rental apartment network, advancing robot delivery into normalized apartment operations. The keyword of this cooperation is "cross-scenario replication."
Hotels and apartments are both enclosed spaces with multi-floor layouts, requiring integration with elevators and access control systems, and both have clear peak and off-peak traffic patterns. Yunji's accumulated capabilities in delivery, elevator control, access control, multi-robot scheduling and exception handling from hotel scenarios can be directly transferred to apartments.
However, apartments are not a simple copy of hotels: a single building houses several hundred households, dozens of orders arrive simultaneously during meal times, and there are more buildings and more complex entrances, placing higher demands on the scheduling system. This is precisely the critical hurdle in moving capabilities from "single-building validation" to "network replication."
Demand density has already provided support. Yunji has formed strategic partnerships with Taobao Flash Purchase and Meituan, with platform orders directly connected to Yunji's robot delivery network. Data shows that Yunji's daily order volume in apartment scenarios peaks at approximately 650 orders, serving about 400 apartment properties.
Boyu is Vanke Group's centralized long-term rental apartment brand, operating and managing over 220,000 rooms. What robots are entering is not scattered individual projects, but an apartment network with unified operational standards that can be replicated at scale.
The significance of cross-scenario replication extends beyond order growth to changes in growth structure. As of September 2026, the average daily number of simultaneously online robots grew approximately 20%-25% year-over-year, while completed task volume during the period grew approximately 25%-30% year-over-year. The total number of HDOS intelligent agent system customers exceeded 5,000, up approximately 230% year-over-year, with paid customer numbers growing approximately 220% year-over-year.
This means that cross-scenario replication is forming network density, and the commercial closed-loop flywheel is accelerating accordingly. Yunji Technology CPO Duan Yanbiao stated that apartments represent one stop in Yunji's platform strategy. The value of this cooperation lies not in adding one more deployment scenario, but in validating whether robot services can be sustainably paid for.
Users' willingness to continue paying is an important signal of value recognition; service volume, revenue, and delivery costs can all be accounted for through real operations, providing a solid basis for the commercial closed loop and ROI.
When robot services can become a basic configuration for apartments just like elevators, access control, and networks, the commercial space for embodied intelligence will also evolve from project density to network density. More critically, what is being tested is not whether a single robot can operate, but whether scenario capabilities can be stably replicated in real operational networks and form sustainable commercial density.
