According to a recent ranking released by the China Index Academy, the top 50 property service enterprises in China secured a total new contract area of approximately 123 million square meters in the first two months of 2026. This reflects continued expansion among leading companies, with the average new contract area per firm reaching 2.47 million square meters. Among them, CHINA RES MIXC, China Merchants Property Operation & Service, and Country Garden Services Holdings expanded rapidly, each adding over 7.8 million square meters in new contract area.
Analysis of third-party market expansion for property service companies in January-February 2026 shows that the top 50 firms collectively secured 117 million square meters in third-party contracts, averaging 2.34 million square meters per company. The top two performers in this segment were CHINA RES MIXC and China Merchants Property Operation & Service, with third-party expansion areas of 21.19 million and 8.53 million square meters, respectively. By tier, the top 10 companies averaged 7.19 million square meters in third-party expansion, while those ranked 11 to 30 averaged 1.7 million square meters.
In the urban services sector during the same period, COLI Property Management stood out by winning a notable sanitation integration project in the western area of Tianjin's Dongli District, with a contract value of 346 million yuan. Other companies such as Poly Property Services, Country Garden Services Holdings, Gemdale Property Management, and China Railway Construction Property Management also achieved significant wins in urban service contracts.
