Vanke has officially dissolved its Office Division, reducing the number of business units from eight to seven, according to exclusive information obtained by sources on the morning of August 6.
Following the dissolution, specific projects will be integrated into the respective city-level companies. Lou Bing, who led the Office Division, has been reassigned to head AVIC Vanke. Some division employees will be transferred to city-level companies, while others will receive compensation and depart under an optimization plan. Vanke's official website has already updated its organizational structure to reflect these changes. As of the time of reporting, Vanke has not issued an official statement regarding this adjustment.
In October 2024, Vanke restructured its development and operations business, establishing the Office Division within the original Development and Operations Headquarters to focus on improving the efficiency of office asset management. Lou Bing, who was previously the Chief Partner of the Beijing region, was appointed to lead the new division.
In September 2025, Vanke undertook a larger-scale organizational restructuring, creating a new framework of "Group Headquarters + Regional Companies + Business Units." The original nine business units were streamlined into eight, including the Property Division, Commercial and Hotel Division, Office Division, Long-Term Rental Apartment Division, Overseas Division, Food Division, Logistics Division, and Financial Advisory Division.
In recent years, Vanke has been actively pursuing asset disposals, with the monetization of office assets being a key source of cash recovery. At the recent shareholders' meeting, Vanke's management indicated that optimizing asset structure and quality is one of the company's primary tasks for the next phase. Additionally, Vanke has initiated a city-focused strategy, gradually concentrating resources in core cities. In the first half of the year, the company revitalized inventory worth over 15 billion yuan.
According to financial reports, as of the end of 2025, Vanke's industrial and office business had expanded to 21 cities nationwide, operating 62 projects. Its operational scale ranks among the top tier in the domestic office industry, serving over 7,000 tenants with a key client retention rate of approximately 70%.
