Coupled with an ability now to impede the multiple legal entanglements that threatened his business and his freedom, the outlook for his many ventures has never been brighter.Among the presidency’s benefits, the bully pulpit will likely create a huge advantage in tough negotiations regarding some of his real estate assets. Property experts have said Mar-a-Lago, Trump’s Palm Beach club, is worth more because of his position at the center of Republican politics. Even after his defeat in 2020, it remained core to his image.Mar-a-Lago resort in Palm Beach, Florida.Mar-a-Lago, which the Bloomberg Billionaires Index values at $250 million, collected $56 million in the 16 months starting in January 2023, according to his most recent ethics disclosure, compared with $21 million in 2021.In a June interview with Bloomberg, Trump’s club manager said the cost of a new membership at Mar-a-Lago was being raised from $700,000 to $1 million in October. It was $100,000 before he won in 2016.Real EstateTrump’s New York properties will also benefit from having a sitting president as owner. One is 40 Wall Street, his commercial office building in downtown Manhattan.Occupancy in June was 74%, down from 98% in 2015, when its $160 million loan was originated. Office towers have taken blows from post-Covid remote work and high interest rates, with downtown Manhattan one of New York’s harder-hit areas. But in January, Gucci parent Kering SA bought 715-717 Fifth Ave., directly across the street, for $963 million. If the luxury brand moved, Trump’s most iconic Manhattan building would lose its key retail tenant. But doing so now would risk bigger consequences than if he was a private citizen.“To become president is to have the ultimate leverage,” Colp-Haber said.Foreign InvestmentsThat kind of clout also extends beyond US borders.During Trump’s first term, he put his business in a trust and passed control over to his two sons as a way of protecting against potential conflicts of interest.
