Lujiazui Reports 2.84 Billion Yuan in Rental Income and 8.27 Billion Yuan in Contract Sales for First Three Quarters

As of the end of the third quarter, Shanghai Lujiazui Finance & Trade Zone Development Co., Ltd. held a total gross floor area (GFA) of 3.95 million square meters in its primary operating properties. This includes 2.45 million square meters of Grade A office space, 320,000 square meters of high-quality R&D buildings, 780,000 square meters of commercial properties, 270,000 square meters of hotel properties, and 130,000 square meters of rental residential properties.

From January to September 2025, Lujiazui generated 2.838 billion yuan in real estate rental cash inflows, marking an 11% year-on-year decline. Equity rental cash inflows amounted to 2.308 billion yuan, down 12% year-on-year.

During the third quarter, Lujiazui's key residential projects under sales included Century Qiantan·Tianyu, Century Qiantan·Tianhui, Chuansha Jinxiu Yunlan, Century Zhendi, and the first to third batches of Lujiazui Taikoo Yuanyuan Di. By the end of Q3, the overall sales rates for these projects were approximately 99%, 93%, 84%, 70%, 100%, 96%, and 71%, respectively.

From January to September 2025, Lujiazui recorded contracted residential sales of 64,900 square meters, a 102% year-on-year increase, with equity contracted sales reaching 48,900 square meters, also up 102% year-on-year. Contract sales revenue totaled 8.273 billion yuan, surging 144% year-on-year, while equity contract sales revenue stood at 5.598 billion yuan, up 139% year-on-year.

During the same period, cash inflows from residential property sales (including parking spaces) reached 7.935 billion yuan, a 116% year-on-year increase, with equity sales cash inflows at 5.419 billion yuan, up 109% year-on-year. Additionally, office project sales generated 639 million yuan in cash inflows, with equity sales contributing 351 million yuan.

Completed projects included the Chuansha C06-01/02 and C06-03 plots, as well as the Zhangjiang Central Area 74-01 plot, with a total completed GFA of 410,200 square meters and equity completed GFA of 369,000 square meters.
