Swire Properties posts resilient Q2 2026 operations: Hong Kong office occupancy rises to 92% while Mainland retail sales soar; extensive development pipeline on track

Swire Properties Limited (a subsidiary of Swire Pacific Limited) released its unaudited operating statement for the second quarter of 2026, detailing a solid performance across its core office and retail portfolios and outlining progress on an extensive development and trading pipeline.

Hong Kong Investment Properties • Office: Portfolio occupancy improved to 92% as at 30 June 2026 (31 Dec 2025: 91%). Pacific Place reached 98% occupancy with 452,466 sq ft of space let in 1H 2026; rental reversions averaged –14%. Taikoo Place (excluding the recently completed Two Taikoo Place) edged up to 90% occupancy; overall reversions in other Taikoo Place towers averaged –17%. Including new completions (Two Taikoo Place, Six Pacific Place) the territory-wide office occupancy was 90%. • Retail: Flagship malls remained fully let (100% occupancy at The Mall, Pacific Place; Cityplaza; and Citygate Outlets). Same-store sales rose 14.9%, 3.3% and 16.3% respectively versus 1H 2025, reflecting sustained tourist and local demand recovery.

Chinese Mainland Investment Properties • Office: Occupancy held steady at 90% for Taikoo Hui, Guangzhou; 96% for ONE INDIGO, Beijing; and 96% for HKRI Centre 1 & 2, Shanghai. Headline rents ranged from the mid-RMB100s psm at Beijing and Guangzhou assets to the low-RMB400s psm at HKRI Centre. • Retail: All major malls operated at or near full occupancy, with robust sales momentum. HKRI Taikoo Hui, Shanghai led growth with an 82.2% year-on-year sales surge. Taikoo Li Sanlitun, Beijing posted a 63.2% increase, while Taikoo Li Chengdu and Taikoo Li Qiantan, Shanghai registered double-digit growth of 13.8% and 13.9% respectively. Phase 1 of Taikoo Li Julong Wan, Guangzhou opened progressively from December 2025 and reached 76% occupancy by end-June.

Development Pipeline Seven major mixed-use projects across the Chinese Mainland advance toward completion: • 2026 delivery targets include the new retail phase of Taikoo Li Qiantan (GFA 273,484 sq m) and the 268,158 sq m Lujiazui Taikoo Yuan in Shanghai, as well as Taikoo Li Sanya (231,038 sq m) and Taikoo Place Beijing (375,837 sq m). • Taikoo Li Xi’an (269,056 sq m) and Taikoo Li Julong Wan Guangzhou (ultimate GFA ~150,000 sq m) are scheduled from 2027, while Phase 3 of Taikoo Hui, Guangzhou (60,831 sq m) is slated from 2028.

Trading Property Progress Hong Kong: THE HEADLAND RESIDENCES (Phase 1) has pre-sold 352 of 592 units, with handover and revenue recognition expected in 2H 2026; average achieved price stands at HK$17,273 psf. LA MONTAGNE Phase 4A has sold 360 of 432 units at HK$26,481 psf, while Phase 4B has 86 of 368 units pre-sold at HK$38,602 psf. Construction at 269 Queen’s Road East and the King’s Road/Pan Hoi Street development continues on schedule.

Chinese Mainland: High-end Shanghai residential projects report strong pre-sales. Century Summit and Century Heights have sold 67,983 sq m and 37,869 sq m respectively, at average prices of RMB129,800 psm and RMB132,000 psm, with handovers expected from end-2026. Lujiazui Taikoo Yuan Residences have pre-sold 86,582 sq m at RMB178,407 psm.

International: In Bangkok, 209 of 402 units at Savyavasa are pre-sold at an average IDR5.97 million psf. In Miami, 195 of 326 units at The Residences at Mandarin Oriental, Miami are pre-sold at roughly US$2,600 psf; completion is targeted for 2030.

Outlook The group’s core portfolios show rising occupancy in Hong Kong offices and robust retail sales in both Hong Kong and the Chinese Mainland, indicating sustained post-pandemic recovery in consumption and corporate space demand. Simultaneously, Swire Properties maintains a sizeable development and trading pipeline, positioning the company for medium-term growth as landmark projects in Shanghai, Beijing, Sanya and other key cities progress toward phased completions from 2026 onwards.
