年就有了试水项目“万汇楼”，2016 年万科整合旗下长租公寓项目统一为“泊寓”品牌。此后，长租公寓业务一直被万科被摆在重要位置，并成为继地产开发和物业服务之后第三个核心业务，由此泊寓的版图也快速扩张，成长为行业龙头。据睿和智库统计，截至 2022 年三季度，泊寓在管房源数量在集中式长租公寓运营企业中规模排名第一，共运营管理房源 21.5 万间，排在其后的是龙湖冠寓、魔方集团、乐乎公寓、百瑞纪等。不过，长租公寓是一个低利润行业，如何释放这类投资规模大、投资回报期较长业务的价值，一直是个难题，也是资方进入的芥蒂；如何将长租公寓业务资本化，找到退出机制，是万科做这个业务一开始就在思考的问题。万科总裁祝九胜在 2022年 12 月的股东大会上提到，希望未来将长租公寓通过 REITs 方式进行证券化，为股东创造更多利润。华润有巢已经先一步打了样。 去年 11 月，华润有巢 REIT 正式获批，成为业内首单市场化机构运营的保障性租赁住房 REIT。这也让行业看到了租赁业务REITs开放的可能。除了华润有巢外，目前还有华夏北京保障房REIT、中金厦门安居REIT、红土深圳安居REIT 这 3只保障性租赁住房REITs试点项目在去年8月份成功上市。2022下半年，保障性租赁住房REITs从无到有，上市只数已经迅速扩容至4只。更重要的是，景晖智库认为，借助住房 REIT 模式，长租公寓能构建 “投融管退” 闭环，而这将吸引更多资本尤其是长周期大资金加快入局步伐。建行在这方面也很有想法。去年9月，建行斥资近300亿元成立了住房租赁基金，用于收购房企存量资产。建设银行董事长田国立提到，此次和万科的合作就是要做“探路者”，孵化培育合格REITs资产、完善市场化资产REITs标准、构建“投贷管退”住房租赁服务闭环。此次建行与万科联手投资长租公寓，将大大加快该业务资本化、REITs化的进程。祝九胜透露，在万科泊寓目项目中，大概有十几个符合公募 REITs 发行标准，现在主要就是发行时机的问题。拉长时间来看，长租公寓业务是万科孵化的数个新业务之一，现在也俨然有独角兽之势。此前，万科旗下经营收入最高的业务万物云，已经在香港分拆上市，目前总市值579亿港元。数年前，万科董事会主席郁亮就表示，房地产商依靠过去单一业务不足以支撑发展，万科未来要培育多个新业务，至少要有“六个千亿”新业务，才能再造万科。万物云、泊寓、万纬物流等，都是万科孵化的新业务。而今，已到了泊寓亮剑的时刻。资本化征程之外，泊寓的盈利也早已提上日程。根据万科的规划，泊寓将在
