0808 GMT - ARA U.S. Hospitality Trust's portfolio optimization strategy may support the REIT's long-term growth, DBS Group Research analysts say, as they maintain the unit's buy rating. The REIT manages its portfolio via divestment of under-performing assets and redeployment of capital into acquisitions with strong underlying market fundamentals, they say in a research note. Its maiden purchase of three Marriott-branded hotels and a recent Hilton acquisition exceeded expectations in terms of recovery and set the stage for future acquisition targets, they add. However, DBS cuts its 2024 DPU forecast for the REIT by roughly 14.5% partly owing to higher debt-cost assumptions, and trims the target price to US$0.40 from US$0.45. (ronnie.harui@wsj.com)
