The average rate on a 30-year fixed mortgage rose to 6.32% in the week ended Oct. 10, up from 1.62% in the prior week, its largest one-week jump in almost six months, according to Freddie Mac. As a result, home affordability remains challenging. The cooling in housing costs is being offset by the increase in mortgage rates. Furthermore, initial jobless claims jumped in the past week, which is not a good sign for the housing market. People without jobs can't afford to buy houses or pay higher rent. Real estate stocks are leading the broader stock averages lower in Thursday afternoon trading. The Real Estate Sector SPDR ETF (NYSEARCA:XLRE) is falling -1.1%, compared with the S&P 500's -0.4% decline. The iShares U.S. Home Construction ETF (BATS:ITB) slid 1.5%. Real estate brokers' stocks led the drop. Anywhere Real Estate (NYSE:HOUS) slid 3.0%, Redfin (NASDAQ:RDFN) sank 3.3%, Opendoor Technologies (NASDAQ:OPEN), known for flipping houses, fell 5.0%, and Compass (NYSE:COMP) is down 1.2%. Zillow (NASDAQ:Z) class C shares, though, rose 0.2%. Homebuilders also felt the pain. D.R. Horton (DHI) stock slipped 1.1%, KB Home (KBH) fell 1.5%, PulteGroup (PHM) dipped 0.6%, Lennar (LEN) -1.2%, Toll Brothers (TOL) -1.8%, and Beazer Homes USA (BZH) -1.4%. Most home rental REITs climbed during the session. Invitation Homes (INVH) increased 0.4%, AMH (AMH), formerly American Homes 4 Rent,+0.2%, Bluerock Homes Trust (BHM) -0.2%, and NexPoint Diversified Real Estate (NXDT), +2.3%.
