The Real Estate Select Sector SPDR Fund ETF (NYSEARCA:XLRE) ended the week 0.21% lower at 43.43. The S&P 500 Real Estate Management & Development index gained 1.82%, while equity REITs fell 0.40% from last week. FTSE Nareit All Equity REITs (INDEXFTSE: FNER) declined by 0.16% and the Dow Jones Equity All REIT Total Return Index (NASDAQ:REIT:IND) by 0.45%. XLRE's 1.02% gain on Friday could not significantly offset the weekly loss. The September Consumer Price Index showed that inflation risks remain. While the pace of shelter cost increases moderated, housing prices are still rising.  In addition, mortgage rates are climbing. As a result, home affordability remains challenging. Furthermore, initial jobless claims jumped in the past week, which is not a good sign for the housing market. Seeking Alpha's Quant Rating system changed its recommendation on XLRE to Hold from Buy. Near-term Catalysts For the November 2024 election, a split government is viewed as the best outcome for REITs, Baird Equity Research said in a recent report. The economic plans of the two presidential candidates imply an increase in deficit spending, which could put additional strain on rates, the report noted. For the Q3 earnings season, the S&P 500 real estate companies are expected to report an earnings growth of 5%, while the estimated growth rate for the S&P 500 index is 4.2%, FactSet data said. The quarterly sector revenue is estimated to grow by 4.7%, the same level as SP500, the data showed. Company News  Wells Fargo Equity Research downgraded American Tower (AMT) shares to Equal Weight from Overweight on Thursday as analyst Eric Luebchow moved to the sidelines across telecom tower REITs. AvalonBay Communities (AVB), Federal Realty Investment Trust (FRT) and Simon Property Group (SPG) were the three highest-scoring real estate stocks of UBS's \"quantamental\" model. Digital Realty Trust (DLR), CBRE Group (CBRE) and $Public Storage(PSA-N)$ (PSA) were the lowest-scoring stocks in the sector. Wells Fargo announced an update to its \"signature picks\" list, increasing its position in AvalonBay (AVB). Realty Income (O) declared a $0.2635/share monthly dividend, in line with previous.  Notable Movers Invitation Homes (INVH), Healthpeak Properties (DOC) and American Tower (AMT) were the top S&P 500 real estate losers of the week. CoStar Group (CSGP), BXP (BXP) and Digital Realty Trust (DLR) were the biggest gainers.
