The results were a bit mixed and not well-received by the investors. The company reported funds from operations, or FFO, of 23 cents per share, while analysts were looking for 24 cents. It posted a revenue of $131.78 million when analysts were looking for $124.19 million. The company's forward guidance was mainly in line with expectations. Overall Results During the quarter, the company announced that its lease rate came to 88.7% and its occupancy rate came to 87.2%. This shows signs of stabilization for the company, but its tenant retention rate came at 42% which is fairly low even though its forward guidance calls for a higher retention rate of 59-63% moving forward. The company also announced new or renewal leases signed on 558,000 square feet of property with joint ventures including 298,000 square feet excluding joint venture properties. Investors will keep paying close attention to this metric because office properties became under fire after the COVID-19 pandemic of 2020. Millions of office workers started to work remotely (also known as \"Work From Home\") which reduced the need for office capacity. At the time, it was anticipated that this would be the new normal. However, things have changed since then, and many companies have issued \"return to office\" mandates, asking their employees to return and show up at their offices anywhere from once a week to five times a week. There are still many companies that work fully remotely, but the trend of working from home seems to have stabilized, if not reversed in some ways. For the last 4 years or so, investors have been selling off office stocks across the board with a few exceptions because they thought these companies lost their moat. Companies that had office locations in certain geographies were hit even harder, including big cities in the Northeast such as New York City, Boston, and Philadelphia. Since Brandywine has a lot of exposure to Pennsylvania, it was one of those stocks that suffered significantly. One thing that helped the company soften the blow was its focus on mixed-use properties and research lab spaces since these places tend to have more usage than plain office buildings. Assets in the Balance Sheet During the past 9 months, the company's assets dropped slightly from $3.73 billion to $3.60 billion, mostly driven by its selling off some properties. In the last quarter, the company offloaded 5 Class-B office buildings in Pennsylvania for a gross price of $63 million, but it was only able to keep about $44 million after closing costs and fees. Interestingly enough, the company also offered $15.5 million of financing for this transaction to go through, and it will be collecting an interest rate of 8.25% until 2034. The company ended up taking an impairment loss of $3.3 million on this sale because the properties had a slightly higher value on its balance sheet than how much it could get for them. This type of activity is part of the company's effort to reduce its footprint and focus on fewer properties that are performing better. During the quarter, the company did not purchase any new properties. I don't expect them to purchase anything until there is more visibility in terms of where the economy is headed, including the economic growth, interest rates, and appetite for office buildings overall. For now, the company is trying to become \"leaner and meaner.\" Balance Sheet (Brandywine Realty) Same Store Performance While it's not in the market to purchase any new properties, it finished building 2 new properties and is in the process of developing another two. This will increase the number of properties from 63 to 67. The results below show only \"same store\" financials for better comparison. Same-store refers to locations where the company has been operating for at least a year so that apples-to-apples comparisons can be drawn using year-over-year data. Notice that the revenues were down slightly from $108.45 million to $107.25 million from the same quarter a year ago, and net operating income was also slightly down similarly. While drops in revenues and operating income are never good news, it may show that things are stabilizing for this company, since changes are not nearly as drastic as what we saw earlier. It looks like the company can replace many of its lost tenants with new tenants and, in some cases, even charge higher prices. However, this doesn't yet translate into any growth for investors, but stability is all investors can ask for in this environment before growth comes. Same Store Performance (Brandywine Realty) Forward Guidance The company also tightened the range of its guidance for the full year of 2024. It now expects an FFO of 89 to 92 cents per share after accounting for depreciation, amortization, and real estate impairments as well as venture transactions. This guidance is based on a few assumptions regarding the company's forward performance. For example, the company assumes that it will have a core occupancy rate of 87-89% by the end of the year, rental rate growth of 1-2% on a cash basis, and same-store NOI growth range of 1-3%. Since we are only 2 months away from the year's end, it makes sense to me that the company is tightening the range of its guidance for the full year. After all, we are already 23 days into the last quarter of the year, and there isn't much room for these numbers to wiggle one way or another. One interesting thing I found in the company's forward guidance assumptions is that it's assuming a tenant retention rate of about 62-63%, which is significantly higher than the reported 42% for the quarter. This either means the company expects a significant improvement in its retention rate, or that not many contracts are expiring in Q4 where people have the intention to leave. We will have to wait and see in a couple of quarters whether this is the beginning of a new trend or just a one-off quarter. Forward Guidance (Brandywine Realty) BDN Stock Performance & Dividend Investors sold off the stock after its earnings report, but this could be a profit-taking activity since the stock had been up significantly year to date before the earnings report. Even after today's sharp correction, it's still up 42% year over year. Many investors like this stock for its dividend, which has a yield of 9.5% based on the current quarterly rate of 15 cents per share. This translates into 60 cents per share annually, and it's well covered by the company's current annual FFO of almost $1.00. As long as the company can cover this dividend, investors might hold on to their shares. Data by YCharts While the stock has a high dividend yield, its dividend growth is somewhat lacking, especially since 2019. Still, many people will also say that the stock's high yield is also highly stable and predictable. While the company hasn't been able to grow its dividends for the last 5 years, it also hasn't cut them significantly either, while many other office REITs have been slashing their dividends significantly or eliminating them altogether. So, this can count as a positive for the stock, especially considering its yield is close to 10%. Dividend History (Seeking Alpha) Meanwhile, the short interest in the stock is dropping slightly, but it's still at relatively high levels. Currently, close to 12 million shares of the stock are shorted, which represents close to 7% of the float. Many investors were actually hoping for a short squeeze to get triggered after a strong earnings report, but it didn't happen. In fact, I wouldn't be surprised if the stock got some more short sellers in the last day, and this short interest level may rise even more in the coming week or two. Data by YCharts Brandywine Realty Stock Valuation From a valuation standpoint, the company appears to be cheaper than most REITs. The company trades at a trailing price to AFFO of 8 and forward price to AFFO of 10 while it's trading at a price to FFO of 6-7 range for both trailing and forward basis. This compares very favorably with the sector median of 14-17 for these metrics depending on whether you are looking at FFO or AFFO and whether you are looking at trailing or forward figures. Basically, the stock is trading at a close to 50% discount against its peers even after having had a strong year. Conclusion But Brandywine Realty Trust remains to be a speculative play and a bet that office operators will be making a comeback. There are a few unknowns right now, which are difficult to ignore. For example, recently, office companies have been performing badly even with the rest of the economy going so strong. Many people wonder what would happen if the economy itself were to see a significant slowdown or even a recession.  Another unknown is whether the \"return to office\" movement will hold. While companies are asking their employees to come back to the office, they are still working at a reduced capacity because most employees only show up to the office a few times per week. This means they won't need as much office space when only a fraction of their employees will be in the office at a given time.
