The Real Estate Select Sector SPDR Fund ETF (NYSEARCA:XLRE) closed the week 1.50% lower at 44.07, despite logging gains in three out of the five trading sessions. Monday's 2.06% retreat offset the ETF's strong performance during the remaining part of the week. Dow Jones REIT Indx Equity REIT Total Return Index (NASDAQ:REIT:IND) was down 1.84%, while the FTSE NAREIT Equity REITS (INDEXFTSE: FNER) fell 1.22%. Alexandria Real Estate Equities (ARE), the worst-performing S&P 500 real estate stock of the week, saw a dip in expenses that contributed to a slightly stronger bottom line for Q3. However, the company reported in-line earnings. RBC Capital Markets downgraded the life science REIT, citing that its more aggressive pace of non-core asset sales, combined with known tenant move-outs, cast uncertainty onto its near-term earnings. CoStar Group (CSGP), the second-worst performer, was also downgraded at RBC on declined bookings after the real estate services provider turned in mixed results for the quarter. Weyerhaeuser (WY) lowered its 2024 outlook for fee harvest volume and capital expenditures after turning mixed headline results. Additionally, a bond sell-off driven by a recalibration of Federal Reserve rate cut expectations also put pressure on equities. \"The combination of higher yields, expectations for a more modest pace of Federal Reserve interest rate cuts, geopolitical concerns, and U.S. election uncertainty has kept markets on edge,\" Solita Marcelli,chief investment officer, Americas, at UBS said, adding that investors should continue to expect the market sentiment to stay vulnerable. Earnings Impact Digital Realty Trust (DLR) and CBRE Group (CBRE) were the biggest gainers of the week as the data center REIT and the real estate services provider revised their 2024 earnings guidance after reporting results that met expectations. Healthpeak Properties (DOC) was gaining after lifting the midpoint of its 2024 guidance for funds from operations and delivering Q3 results that featured continued strong momentum in leasing activity, but ended the week in red. Big names reporting next week (potential movers): American Tower (AMT), BXP (BXP), Camden Property Trust (CPT), Equinix (EQIX), Equity Residential (EQR), Essex Property Trust (ESS), Extra Space Storage (EXR), Federal Realty Investment Trust (FRT), Invitation Homes (INVH), Kimco Realty (KIM), Mid-America Apartment Communities (MAA), $Public Storage(PSA-N)$ (PSA), Regency Centers (REG), SBA Communications (SBAC), UDR (UDR), Ventas (VTR), VICI Properties (VICI) and Welltower (WELL). Company News  Realty Income (O) featured in the BofA Securities' list of the stocks with highest ESG funds' weight relative to the S&P 500. Piper Sandler upgraded the office REIT BXP (BXP) on valuation. KeyBanc Capital Markets initiated coverage on Regency Centers (REG) stock with an Overweight rating as analyst Todd Thomas sees room for improvement in the retail REIT's growth trajectory. SBA Communications (SBAC) found a place in the Goldman Sachs \"dividend yield and growth\" basket list, under the real estate stocks.  Small-caps Morgan Stanley listed its top picks among small-cap stocks, a group that's recently benefitted from broader market rotation. Agree Realty (ADC) and American Healthcare REIT (AHR) were featured in the real estate picks. The investment firm recently upgraded small-caps to neutral versus the large-cap trade following the blowout September jobs report and the Federal Reserve's large half-point interest-rate cut last month. \"For us to get outright bullish on Small caps overall, leading macro indicators would likely need to show that a clear acceleration in growth is coming,\" Morgan Stanley said, echoing MS Equity Analyst Nicholas Lentini's October 16 note.
