Now, the federal benchmark rate stands at 4.50%-4.75%, a level last seen in February and March 2023.\n\n\n At that time, mortgage rates were nearly identical to those of today. But with mortgage rates showing no sign of reversing course—and interest rate traders split on the likelihood of an additional rate cut at the next FOMC meeting in December—buyers will likely need to wait even longer for overall costs to come down.\n\n\n\n\n\n\n\n  Mortgage Rates Are About the Same as in February 2023, but Home Values Have Ballooned  \n After dropping rates to a range of 0.00%-0.25% in 2020, the Federal Reserve began raising rates again in 2022. Between March 17 and Dec. 15, 2022, the federal funds rate increased from a range of 0.25%-0.50% to a range of 4.25%-4.50%. In 2023, the cadence of increases slowed but the fed funds rate ultimately reached 5.25%-5.50%, the highest point in over two decades, where they stood until the cuts began just two months ago.\n\n\n\n\n During that same period of time, 30-year fixed mortgage rates also soared. For most of 2021, mortgage rates hovered around 3.00%, plus or minus about 15 basis points. By the time of the first rate hike in 2022, mortgage rates were already pushing 4.50%. As the Fed continued its relentless charge, mortgage rates followed, ultimately blowing past 5.00% in the spring, heating up to 5.50% that summer, surpassing 6.00% in the autumn, and shrieking to a ghastly 7.00% by Halloween 2022. And that wasn’t the end.\n\n\n Mortgage rates peaked 8.01% in October 2023 before finally declining, even though the Fed would take no more action for nearly 14 months. The first federal rate cut brought the benchmark to 4.75%-5.00%. The second in November pushed the benchmark down by another 25 basis points to exactly the same place it had been between February and March 2023.\n\n\n One week after the Fed’s February 2023 announcement, mortgage rates were 6.56%, according to Zillow data provided to Investopedia. But on Friday, Nov. 15, 2024, they were 6.92%. Punch those numbers into our mortgage calculator, and the comparative result is sure to be somewhat anticlimactic, assuming the home price and your down payment remain the same.\n\n\n\n\n And there’s the rub. While your interest rate is likely to be similar, home values have increased substantially. According to data from Zillow, between Feb. 28, 2023, and Oct. 31, 2024, single-family homes in the U.S. increased in value by about 6% up to $358,695 from $338,883.\n\n\n Using the 6.56% and 6.92% interest rates to compare, that means if you put down 20% and took out an average mortgage on the average house in the U.S. the last time the federal funds rate was this low, you’d be paying a mortgage payment of about $1,724, before taking into account property taxes and homeowners insurance. That same home would now cost about $170 more per month.\n\n\n But in Los Angeles, for example, the average home in February 2023 would’ve cost about $889,444 and now would cost $947,245. Your mortgage payment (again, not inclusive of property tax or home insurance) would’ve been about $4,526 then and about $5,001 now.\n\n\n What’s causing housing prices to increase so much if mortgage rates are also elevated?\n\n\n “Overall, we are still seeing a significant inventory shortage in many real estate markets, which is causing higher competition and higher home prices,” said Bob Driscoll, senior vice president and director of residential lending at Rockland Trust.\n\n\n  Where Are Mortgage Rates Headed in 2024 and 2025?  \n With just over five weeks left in 2024, mortgage rates are unlikely to budge by any significant measure before the New Year regardless of what the Federal Reserve does at the next FOMC meeting in December.\n\n\n Instead, look to the growth of 10-year Treasury yields, which can be a reliable indicator of mortgage rates and recently reached their highest point since July in the days following former President Donald Trump's re-election. That suggests that mortgage rates may climb well into 2025 as investors continue to bet on the second Trump administration.\n\n\n Ultimately, however, the arcane machinations of the Federal Reserve, or even the minutiae of month-to-month variations in mortgage rates and 10-year Treasury yields, may be something of a distraction.\n\n\n “Housing is personal. Our homes are where we spend so much of our time outside of work, or at work, if you have a hybrid or remote job, as well as where we spend quality time with our loved ones,” Driscoll said. “Therefore, there are a lot of emotions wrapped up in the process of buying or selling a home. Although it's important for first-time buyers to understand the economic conditions, it's more important to make sure your potential new home matches your current needs and the way you expect to live for the next three to five years.”\n\n\n  How We Track Mortgage Rates  \n The national and state averages cited above are provided as is via the Zillow Mortgage API, assuming a loan-to-value (LTV) ratio of 80% (i.e., a down payment of at least 20%) and an applicant credit score in the 680–739 range.
