0504 GMT - Mapletree Industrial Trust's earnings upside appears limited, Maybank Research's Krishna Guha says in a research report. The analyst cites potential non-renewals for the REIT's U.S. data centers and its ongoing portfolio rebalancing. Also, the REIT's 2Q FY 2026 distribution per unit fell 5.6% on-year due to factors including the absence of income from divestments and FX headwinds, the analyst says. Maybank Research trims its FY 2026 and FY 2027 DPU estimates for the REIT by 0.2% and 0.8%, respectively. It also downgrades the REIT's rating to hold from buy and lowers the unit's target price to S$2.10 from S$2.20. Units are 0.9% lower at S$2.14. (ronnie.harui@wsj.com)
