NIPPON REIT Investment (TYO:3296) will sell the 35-year-old Kudankita 325 Building in Chiyoda-ku, Tokyo, to Mitsubishi Estate for 2.74 billion yen and acquire the newer CIRCLES Nihonbashi Hamacho in Chuo-ku for 3.49 billion yen, according to a Friday filing on the Tokyo Stock Exchange.
The Kudankita 325 Building, fully leased to seven tenants, generates annual rent of 127 million yen.
The transactions, scheduled for March 30, 2026, are part of NIPPON REIT's portfolio refresh strategy, aimed at replacing older properties with newer, more cash-flow resilient assets.
The move is expected to stabilize cash flow, reduce the portfolio's average building age, and boost competitiveness.
