ever. \n\nWe’ve identified four S-REITs that stand out for their operational resilience and disciplined capital management.\n\nWhat Makes a “Best-in-Class” REIT for 2026\nIn 2026, the strongest REITs prioritize income visibility over raw yield.\n\nYield is a starting point, not a strategy. \n\nTo identify the winners, look for these three pillars:\n\n\nOperational Excellence: High-quality assets with long Weighted Average Lease Expiries (WALE), and strong pricing power, evidenced by positive rental reversions and near-full occupancy\nFinancial Fortitude: In a post-peak rate environment, conservative gearing and a proactive refinancing profile remain critical. \nProven Stewardship: A track record of distribution per unit (DPU) stability through market cycles signals a management team
