I don’t see S&P or Moody’s ratings cited alongside it.\nMany of the larger net lease peers are multi-rated — as reflected in their public filings and presentations, O and NNN each carry ratings from more than one agency. I don’t think I’ve come across another BBB- REIT in this space that relies on a single agency’s view. I could be wrong — maybe there’s one I’ve missed — but if so, it’s rare.\nAnd that changes how I read everything else.\nNet Debt / EBITDA: 5.1x.\nOn its own, that number doesn’t bother me much. NNN runs around 5.4x. O is about 5.5x. GTY’s management targets 4.5x to 5.5x, so 5.1x sits roughly in the middle.\nBut here’s the thing.\nNNN at 5.4x carries a BBB+. O at 5.5x carries an A-. GTY at 5.1x carries a BBB-. Same neighborhood of leverage, completely different floor underneath it. If something cracks at 5.1x with a BBB-, there’s no second agency to absorb the narrative. Fitch speaks, and that’s the only voice the market hears.\nFixed charge coverage was 3.8x in Q3 2025. Weighted average debt cost: 4.5%. No maturities until June 2028. In January 2026, they issued $250 million in new notes at 5.76% to clear out the revolver. Dividends declared over the same period: $1.41.\nThat’s a payout around 78%. Using the 2026 guidance midpoint of $2.49 against the current annualized dividend of $1.94, the ratio stays about the same.\nWhat surprised me was how tight that is compared to peers. NNN pays out around 68–70%. O is closer to 75%. GTY’s 78% covers the dividend — but it doesn’t leave much room for a bad quarter.\nAnd there was already one tenant event earlier in 2025. A bankruptcy knocked guidance down temporarily before acquisition activity brought it back. Occupancy held at 99.8%, rent coverage stayed at 2.6x. The portfolio absorbed it fine. Just one data point, and it reprices everything.\nAnother tenant event. The 2025 bankruptcy was contained. But GTY operates in convenience and automotive retail — a concentrated niche. The mortgage market for C-Store properties is generally less developed than for traditional commercial real estate, which can limit the ability to borrow against or sell those assets quickly in a stressed environment.\nPayout creep above 80%. Not a crisis line, but once AFFO payout gets north of 80% in a BBB- name, the cushion between “covered” and “uncomfortable” gets very thin. I’d want to see whether the 2026 dividend increase pace stays within AFFO growth.\nOn the positive side, GTY is investment grade with no maturities until June 2028, 99.8% occupancy, and 2.6x rent coverage. The operational metrics are genuinely strong — near-full occupancy, steady rent coverage, a maturity wall that’s years away.\nOn the other side, the payout sits at 78% — covered but not comfortable — and there’s no second agency view in the filings.\nI’m not arguing that GTY is in trouble. What I’m saying is narrower than that. When your only credit rating sits one notch above junk, and there’s no second opinion to anchor the market if sentiment shifts, every other metric gets read through that filter. Maybe it shouldn’t.
