Liquidity totaled approximately $1.2 billion, and the company maintains an entirely unencumbered asset base.\nThe one near-term refinancing event to monitor is $350 million maturing in December 2026. Management confirmed that the 2026 AFFO guidance embeds refinancing at 5.20% to 5.25%. The cost increase is acknowledged and already reflected in projections.\nA 10.8-year maturity ladder does not eliminate refinancing risk — but it spreads it across time. Five former furniture locations remain designated for disposition. Management indicated that vacancy levels should continue declining in 2026, reducing net real estate expenses from the $17.3 million recorded in 2025.\nLease renewals came in at 85% for the quarter, with a 104% recapture rate on renewals and 109% on new leases — both above prior rents.
