0507 GMT - Prime US REIT's strengthening operational performance signals a turnaround, DBS Group Research's Derek Tan says in a research report. Given improving macro conditions and better office fundamentals in the U.S., the REIT has moved past its worst times, the analyst says. The REIT's occupancy rates are projected to rise to around 90% by end-FY 2025 or 1Q FY 2026 from roughly 80% as of 1H FY 2025, bringing its weighted average lease expiry to 4.7 years and offering improved income visibility. Improved WALE together with lease commencements from 2H FY 2025 are expected to boost net property income by about 20% in coming years. DBS has a buy rating and a revised target price of US$0.33 on the units, which are 2.3% lower at US$0.21. (ronnie.harui@wsj.com)
