Japan Hotel REIT to Acquire Tokyo Hyatt Regency for 126 Billion Yen, Raises 2026 Net Income Forecast

Japan Hotel REIT (TYO:8985) plans to acquire Hyatt Regency Tokyo for 126 billion yen through a combination of new loans totaling 65 billion yen and proceeds from a global offering of new investment units.

The 712-room hotel in Tokyo's Shinjuku district will be leased under a fixed-and-variable rent structure, according to a Tokyo bourse filing on Wednesday.

The transaction is set to be completed on March 31, the filing said.

In line with the acquisition, the REIT raised its 2026 net income forecast to 27.9 billion yen from 24.2 billion yen initially.

Operating revenue is expected to reach nearly 51 billion yen, up from 44.8 billion yen previously, according to a separate filing.

The REIT plans to maintain its dividend per unit at 5,177 yen despite the issuance of new investment units by using reserves from temporary difference adjustments.
