0551 GMT - CapitaLand Ascendas REIT's latest asset acquisition looks positive, RHB Research's Vijay Natarajan says. The REIT acquired 100% interest in logistics asset at 25 Loyang Crescent and 50% interest in Ascent property in Singapore, and 49.0% interest in a data center in Japan, the analyst notes. This portfolio was acquired at a blended net property income yield of around 5.5% and roughly 2% discount to valuation, which the analyst deems as fair. However, the REIT's substantial equity fund-raising to finance the deal amid the current challenging macro environment will probably pose a near-term overhang on its unit price. RHB Research trims the unit's target price to S$3.00 from S$3.05 with an unchanged buy rating. Units are 1.2% higher at S$2.50. (ronnie.harui@wsj.com)
