The accrual ratio subtracts the FCF from the profit for a given period, and divides the result by the average operating assets of the company over that time.  You could think of the accrual ratio from cashflow as the 'non-FCF profit ratio'.  That means a negative accrual ratio is a good thing, because it shows that the company is bringing in more free cash flow than its profit would suggest.  While having an accrual ratio above zero is of little concern, we do think it's worth noting when a company has a relatively high accrual ratio.  To quote a 2014 paper by Lewellen and Resutek, \"firms with higher accruals tend to be less profitable in the future\".  Bukit Sembawang Estates has an accrual ratio of 0.36 for the year to March 2026.   Statistically speaking, that's a real negative for future earnings.  And indeed, during the period the company didn't produce any free cash flow whatsoever.    Over the last year it actually had negative free cash flow of S$319m, in contrast to the aforementioned profit of S$128.6m.    We saw that FCF was S$174m a year ago though, so Bukit Sembawang Estates has at least been able to generate positive FCF in the past.    The good news for shareholders is that Bukit Sembawang Estates' accrual ratio was much better last year, so this year's poor reading might simply be a case of a short term mismatch between profit and FCF.
