Nothing to complain about.\n\nThree real estate investment trusts (REITs) did better though.\n\nCapitaLand Integrated Commercial Trust (SGX: C38U) led the pack with a 3.9% total return. \n\nMapletree Logistics Trust (SGX: M44U) followed at 2.5%. \n\nMapletree Pan Asia Commercial Trust (SGX: N2IU) returned 2.4%. \n\nEach pipped the index. \n\nThe question worth asking is why.\n\nShare prices move on many things in a single month: sentiment, fund flows, a stray headline. \n\nSo treat what follows as one reading of the results, not the final word. \n\nBut a pattern does emerge when you look at what each REIT reported.\n\nDid CICT earn its lead?\nLet’s start with the strongest case. \n\nCapitaLand Integrated Commercial Trust, or CICT, reported gross revenue of S$426.7 million for the first quarter of 2026, up 8.0% year on year (YoY). \n\nNet property income (NPI) rose 7.9% to S$314.4 million. \n\nThe lift came from taking full ownership of CapitaSpring in August 2025 and a first income contribution from Gallileo.\n\nCICT distributes twice a year, so no distribution per unit (DPU) was declared this quarter. \n\nThat is scheduling, not a cut. \n\nRead it as the calendar, not a warning.\n\nThe pipeline is where the interest sits. \n\nCICT proposed buying Paragon for S$3.9 billion, partly funded by selling Asia Square Tower 2 for S$2.48 billion. \n\nThe sale price sits 9.9% above the asset’s end-2025 valuation. \n\nManagement indicated pro forma DPU accretion of 1.7% from the combined deal. \n\nRental reversions held firm at +4.4% for retail and +6.1% for office. \n\nA REIT growing its top line and recycling capital at a premium gives the market something to price in.\n\nWhy did MLT rise on a weaker headline?\nMapletree Logistics Trust, otherwise known as MLT, is the more nuanced case. \n\nIts headline looked soft: DPU fell 7.0% YoY to S$0.018 for the fourth quarter of its financial year.\n\nLook closer: that fall came from the absence of divestment gains booked a year earlier. \n\n\nStrip those out, and operational DPU rose 0.9% YoY – that marks four straight quarters of steady operational DPU. \n\nPortfolio occupancy improved to 96.9%, while rental reversion strengthened to +3.3%. \n\nChina, long a drag, saw its reversion narrow sharply to -2.0% from -9.4% a year ago.\n\nThe market can read past a headline. \n\nA REIT with rising operational DPU and a healing China book is doing better than one number suggests.\n\nCan MPACT sustain its turn?\nWhat about Mapletree Pan Asia Commercial Trust (MPACT)?\n\nIt is the most nuanced of the three. \n\nGross revenue for the quarter fell 5.5% YoY. \n\nFull-year DPU came in at S$0.0797, down 0.6%. \n\nOn the surface, it seems like a REIT going backwards.\n\nThe offset is Singapore. \n\nHome-market NPI rose 4.1% YoY on a comparable basis. \n\nVivoCity posted a 14.1% rental uplift. \n\nStrip out a one-off tax charge of S$8.3 million from the Festival Walk Tower sale, and full-year DPU would have risen 1.1%. \n\nFinance expenses fell 15.3%. \n\nMPACT completed three divestments and cut aggregate leverage to 36.5%. \n\nA lower debt load and a strong domestic anchor point to a REIT working its way back.\n\nGet Smart: One month rarely settles anything\nA single month of returns tells you about mood, not durability. \n\nWhat links these three is not luck; each showed the market a forward path. \n\nCICT with growth and a premium sale, MLT with operational DPU beneath a soft headline, and MPACT with Singapore strength and a lighter balance sheet.\n\nThose are the things that anchor a REIT over years, not weeks. \n\nFree cash flow is what fuels dividends. \n\nWatch the operational trend and the balance sheet, and let the monthly noise wash through.\n\nOne Singapore bank has quietly become one of the strongest income engines in the market.
