SGX-listed REITs, each worth more than S$1 billion, report within four days of each other this week. \n\nAll three give income investors a fresh read on whether recent momentum is holding.\n\nThe reporting calendar runs UI Boustead REIT on 27 July, Keppel REIT on 29 July, and Frasers Logistics & Commercial Trust on 30 July. \n\nThe periods are not like for like: Keppel REIT reports a quarter, while FLCT reports a half. \n\nUIB REIT reports for the first time since listing. \n\nRead each on its own terms.\n\nUIB REIT (SGX: UIBU)\nUIB REIT is the newcomer. \n\nIt listed on 12 March 2026, sponsored by a partnership between Unified Industrial, backed by Macquarie Asset Management, and Boustead Projects, the real estate arm of Boustead Singapore (SGX: F9D).\n\nAt listing it held 23 properties, 21 in Singapore and two in Japan. \n\nClose to 70% of gross rental income comes from New Economy sectors: Electronics & IT at 31.2%, Automotive, Aerospace & Avionics at 19.3%, and Life Sciences at 14.8%. \n\nAs at 30 September 2025 the portfolio reported a weighted average lease expiry (WALE) of 5.8 years, with 61.5% of tenants holding balance leases of three years or more.\n\nThis is a first-time reporter with no track record to lean on, so read it as an opening data point rather than a trend. \n\nThe figure to watch is occupancy. \n\nIt stood at 89.4% at 30 September 2025, below more established industrial REITs on the SGX. \n\nAny slippage could weigh on distributable income. \n\nAny lift would signal the projected organic drivers are taking hold. \n\nSet against that, UIB REIT holds a first right of refusal over a pipeline estimated at S$4 billion from the UIB and Boustead Projects portfolios.\n\nKeppel REIT (SGX: K71U)\nKeppel REIT holds 14 prime commercial assets across Singapore, Australia, South Korea and Japan. \n\nSingapore made up 78.9% of the portfolio as at 31 March 2026.\n\nThe last quarter set a firm base. \n\nProperty income rose 14.4% year on year (YoY). \n\nNet property income (NPI) climbed 9.7%, while distributable income from operations jumped 19.7% YoY. \n\nCommitted occupancy edged up to 97.1%, from 96.7% three months earlier. \n\nRental reversion came in at positive 17.2%, supported by more than 450,000 square feet of leases committed in the quarter.\n\nTwo acquisitions drove the step-up: Top Ryde City Shopping Centre and the additional one-third stake in Marina Bay Financial Centre Tower 3, both completed in December 2025. \n\nHigher occupancy at Ocean Financial Centre helped. \n\nShare of joint venture results surged 37.6% YoY, aided by higher rentals and lower borrowing costs.\n\nThe watch item is duration. \n\n\nThe December acquisitions contributed for part of the last quarter. \n\nThis week’s result shows a fuller stretch. \n\nInvestors will look for whether that momentum carries through and how the numbers read against Keppel REIT’s half-yearly distribution cycle.\n\nFrasers Logistics & Commercial Trust (SGX: BUOU)\nFLCT owns 113 logistics, industrial, business park and office properties across five countries. \n\nLogistics and industrial assets account for 75.1% of portfolio value.\n\nThe last half told two stories. \n\nGross revenue rose 2.8% YoY while adjusted NPI climbed 3.6%. \n\nHeadline distribution per unit (DPU) slipped 1.7%. \n\nStrip out the capital distributions from divestment gains, and DPU before those top-ups rose 11.9% YoY.\n\nThat gap is the point to watch. \n\nThe headline figure and the operational figure move in opposite directions because divestment top-ups are unwinding. \n\nThis week’s result shows whether the operational line keeps climbing without that support.\n\nPortfolio occupancy stood at 96.1%. \n\nLogistics and industrial assets were near full at 99.8%. \n\nCommercial properties trailed at 88.4%. \n\nAlexandra Technopark has secured leases for around 83% of its former Google space, with committed leases expected to start by January 2027. \n\nFLCT also announced the acquisition of a freehold logistics facility in Hapert, the Netherlands, fully leased to DSV on a 9.5-year lease. \n\nWatch whether the Alexandra backfill and the new asset begin to contribute.\n\nGet Smart: Three Reports With Three Different Questions\nEach of these REITs asks investors a different question this week. \n\nKeppel REIT asks whether a strong quarter was a full quarter or a partial one. \n\nFLCT asks whether operational momentum stands up once divestment top-ups fall away. \n\nUIB REIT asks whether a first-time reporter can hold occupancy and start converting its pipeline. \n\nThe reports land within four days.
