Catalist-listed co-living operator The Assembly Place (TAP) has posted 80.7% higher net profit y-o-y of $2.2 million for 1HFY2026 ended June 30. \nTAP listed in January. The net profit also accounted for one-off, non-recurring IPO expenses of $0.2 million, share-based payments of $0.2 million in 1HFY2026 as well as higher operating costs associated with increased business activities, according to an Aug 7 announcement. \nWithout these one-off costs, adjusted net profit would have risen 113% y-o-y to $2.6 million for the six-month period. \nRevenue grew nearly 34% y-o-y to $15.6 million for 1HFY2026. Underpinned by higher rental income in 1HFY2026, gross profit increased 22.7% y-o-y to $11.2 million, despite cost of sales rising 75.1% y-o-y to $4.4 million. \nNet cash flows from operating activities increased to $7.7 million during 1HFY2026, compared to $6.9 million a year ago.\nTAP has declared an inaugural interim dividend of 0.1 cents per ordinary share for 1HFY2026, reflecting \"the strength of its cash-generative business model\", says the company.\nTAP executive director and CEO Eugene Lim says the \"modest\" inaugural interim dividend \"serves as a meaningful reward to shareholders following our strong operating performance in 1HFY2026\". \"Following our successful IPO in January, the group has largely preserved the $10.6 million in net proceeds raised, with our improved liquidity position reflecting the strength of our cash-generative business model.\"\nTAP claims to be Singapore's largest and most diversified co-living operator, with over 3,520 keys under management across 103 property assets in Singapore and more than 2,100 additional keys in its development pipeline.\n\nIn March, TAP entered into a strategic joint venture that will operate Singapore's first purpose-built migrant worker dormitory designed around a \"community-driven\" concept located at 2 Seletar North Link that houses approximately 886 beds. \nThat same month, TAP acquired 163 Tras Street, an 11-storey freehold commercial building in Singapore that is earmarked for conversion into a 168-room hotel. \nIn May, TAP signed a 15-year lease, with an option for a further five-year renewal, for Char Yong (Dabu) Building located at 27 and 29 Lorong 22 Geylang, featuring approximately 80 rooms, which will serve as TAP's flagship AI-powered co-living property.\nIn June, TAP entered into a strategic joint venture to transform Phoenix Park in the Tanglin enclave into Singapore's largest community living destination, with over 700 keys, and an integrated wellness, F&B and sports lifestyle ecosystem. \nIn August, TAP entered into a strategic joint venture for the acquisition and redevelopment of a prime freehold residential property within the Bukit Timah area in District 10.
