The freehold Gilstead Court has been put up for sale at a reserve price of $198 million after achieving more than 80% owner consent in both strata and share values. This marks the fourth time the District 11 condominium has been put up for collective sale. \nAt the reserve price, the land rate is approximately $1,874 psf per plot ratio (ppr), while the effective land rate translates to $1,751 psf ppr after factoring in the 7% bonus gross floor area for balconies. \nThe current 48-unit boutique development sits on a 75,479 sq ft site along Gilstead Road and is zoned for residential use by the Urban Redevelopment Authority's (URA) with a gross plot ratio of 1.4. Subject to approval, the site has the potential to accommodate a five-storey boutique development of up to 98 apartments at 1,076 sq ft each, according to exclusive marketing agent JLL. \nIn addition, no land betterment charge is payable despite the additional bonus balcony gross floor area, owing to the site's high development baseline. As such, this \"insulates the project from half-yearly land betterment charge rate revisions, with the next adjustment expected on Sept 1\", notes JLL's head of land and collective sales Nicholas Ng. \nThe owners of the property first attempted a collective sale in 2008 but failed to reach the 80% consent threshold. A second attempt in 2013 saw Mainboard-listed Tuan Sing Holdings agree to a $150.2 million acquisition price, but the deal later fell through. \nThe owners launched a third attempt in 2018 at a reserve price of $168 million just one month before cooling measures were announced. The owners later lowered the reserve price to $153 million, but the tender failed to attract any bids. \nBuilt around 1978, Gilstead Court comprises three four-storey blocks with 24 units measuring 1,389 sq ft and 24 units measuring 1,464 sq ft. \nJLL's Ng says the site offers developers a rare freehold opportunity in a \"coveted enclave\". \"We've seen robust interest in recent government land sales in the vicinity, and just down the road, 32 Gilstead was sold out - signalling strong demand that we expect a new development at Gilstead Court to replicate.\"\nThe site is located in the Newton-Novena precinct within an established private residential enclave popular among locals and expatriates, says JLL. It is also a short walk from Novena MRT Station, which provides convenient access to the North-South Line (NSL). \nSpecifically, the site is one MRT stop from Newton MRT Station, two stops from Orchard MRT Station, three stops from Bishan MRT Station, and four stops from Dhoby Ghaut MRT Station on the NSL. Raffles Place and the Central Business District (CBD) are about 12 minutes away by car.  \nSchools within 1km include St Joseph's Institution (Junior), Anglo-Chinese School (Junior) and Anglo-Chinese School (Primary). Other primary schools within 2km include CHIJ Primary (Toa Payoh), Singapore Chinese Girls' Primary School, St Margaret's School (Primary), Hong Wen School and Farrer Park Primary School.\nThe development also benefits from proximity to Health City Novena, as well as established shopping amenities including United Square, Goldhill Shopping Centre, Velocity@Novena Square, Square 2 and Royal Square.
