Brookfield Asset Management (BAM) and Radiant, its UK-headquartered AI infrastructure platform, has signed an agreement with Drax to jointly develop, deliver and operate an AI data center in northern England.
The company estimates total potential investment, including semiconductor chips, could exceed 20 billion pounds ($26.82 billion), with an initial 2.5 billion pounds earmarked for the first phase, according to a statement on Tuesday. The partnership aims to develop a data center with capacity exceeding 1GW at the Drax Power Station.
Phase 1 will target developing up to 100 megawatts of capacity and be operational from Q1 2028. In phase 2, the ambition is to develop an additional 500MW between 2028 and 2031. Meanwhile, phase 3 aims to produce additional capacity beyond 2031.
The data center will utilize Drax Power Station's 4GW of grid access and 2.6GW of dispatchable generation capacity.
The partnership combines Radiant's AI infrastructure expertise with Drax's powered land and generation capabilities, with investment capital and operating capabilities provided through a Brookfield-Qai AI infrastructure joint venture announced in 2025.
