NTT DC REIT debut day saw the REIT rose to a high of 3% and closed flat on day 1 of trading. This could mean that investors who are keen in it had already  got what they wanted. In the days ahead, more interest may be generated as the news of the debut catches attention.

Getting in at USD$1 is good for retail investors who did not participate in the earlier IPO

I expect the REIT to gain significant interest and demand as the AI enthusiasm continues to drive demand for Data Centres . A look at current NVIDIA and other prominent AI stock share prices serve to show the interest and demand for them remains strong.

I expect NTT DC REIT to rise at least 5 to 8 percent in the weeks ahead.

S-REITs 52-Week Highs! Dividend Kings or Value Traps?
In the first half of 2025, retail investors were net buyers of S-REITs, with total net inflows of approximately SGD 400 million as of June 26. In contrast, institutional investors were net sellers, with more than SGD 500 million in net outflows. Which of these high-performing REITs do you believe still have room to grow in the second half of 2025? With retail investors buying and institutions selling, whose side are you on and why? Compared to equities, do S-REITs lack growth potential? What percentage of your portfolio would you allocate to REITs?

Multiple sources highlighted that USD will depreciate further,  if it is highly anticipated to be moving towards that direction, I doubt there will be huge demand for this stock.

US dollar tends to be weaken against other currency when feds lower interest rates.  example, when fed cut rates by 1% in 2024, USD was weaken by 5%.

USD may not depreciate that fast considering that the Fed looks likely to lower interest rates to bring inflation down
