I don't own a house. Unless you plan to live somewhere for at least 5 years, it's more of a liability. I trade for a living, so I can go where I want when I want. Honestly, most people probably shouldn't own a home. Maybe land, but not a house. It's one of the worst investments most people can make.
That said, taking out loans for $T-REX 2X Long DRAM Daily Target ETF(RAM)$ stocks does look like a smart move. I'd say memory prices will "peak" in 2033. By slide I mean dropping more than 10% in a quarter. Seven years ago $Micron Technology(MU)$ started moving DUV from China to Virginia USA and just began ramping DDR4 production in 3Q.
The next production ramp isn't until 2028, and even then it's only a 6% increase in global wafer starts. 2030 will have about 12% more production than now, which still isn't enough to cover backlogs. By 2033, $Micron Technology(MU)$ fab 1-3 should be ramped, with ID 1 and 2 in full production. $SK hynix(SKHY)$ and $Samsung Electronics Co., Ltd.(SSNLF)$ will also be ramping production. The economy will be in a recession.
In theory, Apple currently has over $1 billion in finished wafers but no memory for them.
